I hate "nearlys". Two "nearlys" today.... grrr.
1/ Nice house, not ideal spot, but house nice enough.... just reduced from £300k to £290k. Trouble is, it's alongside a public footpath, with a corner off the front garden where the Council do a bit of planting, which has been vandalised/deteriorated since done. It overlooks the huge/rear of the local waterworks, which I could forgive.
2/ Nice house, right area. Was on at £315k, "sold", now back on market with a different agent at £285k. 3 bed semi, conservatory, new build 2001... trouble is, east facing garden, garage is two doors along and the entire frontage of the house (which is on a corner) has been pedestrianised so the road sweeps round a smooth curve instead of a dog leg.... making it an ideal spot for all sorts of bike/scooter merriment. I want my own garage/alongside, so it is an amenity to the house (loading, unloading, vacuuming/cleaning), as well as knowing what's going on around/up against it ... not something you have to trudge up the road to.

I've another "nearly".
3 bed semi, house, with integral garage. East facing garden. £290k.
Last sold 2017 for £270k with PP for a full width extension (which will have lapsed). They've done absolutely nothing to the house, indeed, it looks a bit grottier.
Bottom of the garden is overshadowed by monstrously large trees - and I think there's a "drain" the other side of the fence, so not sure if the rear's exposed to whoever wanders round in the trees (if accessible by ferals), or if the drain's got a history of flooding. It'll be a floodwater drain from the main road I suspect.
E-facing means the sun dips behind the side of the house by 4pm - and there are no windows on that side, ot that it'd make much difference as the kitchen's that side/lounge far side from the 4pm sun.
It's darned hard isn't it.
I don't think prices are going anywhere for a bit .... but can I risk perpetually waiting, perchance to be entirely wrong?
Prices haven't really moved since 2017/2018, but the ones I want seem to be pricing themselves much higher than the market would indicate.... maybe because I just want the slightly nicer ones that stand a chance of achieving a slightly higher than market price over the dregs that are more frequently in my price bracket.
I'll phone up in the morning and see this latest £290k "nearly" one....
I'm not over-enamoured of its particular spot though, but its borders are defendable.
Not overkeen on integral garages either, perchance the engine catches fire in the night
I still prefer the one with the Bed2 with door into the garden... except its location, which I will never buy because of its location.5 -
