Now that I do like. If we could get a mooring for the boat outside it would be perfect. Ideal place to work on the boat in winter and dry parking for the cars.

There's a bedroom off the sitting room. Bedroom five is the one with the stairs so need to go up those stairs to go to bedroom 2.in_my_wellies said:

If the place wasn't listed, you would have blocked off the door between bed 3/bed 5 as can access bed 3 from the other 2nd staircase. Then build a couple of stud walls around the top of the staircase to bed 5 so got independent doors to each bedroom.

I would call that bedroom off the sitting room a study. It isn't very big.
