    They need to increase the floor space. Houses are just too small.
    They also need to make better use of available space.
     A house is only too small if they try to cram too much into the floorspace. 
    Looking at floorplans on Rightmove I agree with your second statement. Some layouts are awful. Sometimes it can't be helped when extending an existing house but on new builds there's no excuse.

    That's true I suppose. With most new houses they should really be 1-2 bedrooms less than how they were designed, it's extremely rare to see one that has a reasonable number of rooms for the available area.

    It's not just the floorspace though, they tend to make really bad use of space for the whole plot including gardens, and the entire estate in general.

    And the kitchen in a conservatory that must be cold and expensive to heat, and the non BR compliant "loft room" that they at least did not describe as a bedroom, I bet that leaks heat like it is going out of fashion.  Surprising with both of those that the EPC was an E, I bet it's one expensive house to heat.

    Not sure I'd describe a railway, busy road and industrial docks area as a "glorious outlook".
    Can't see any evidence it has a garage either.

    Can't see any evidence it has a garage either.
    It's a damn sight better than most people have got, industrial land has a rugged beauty to it and the dock basin is lovely to look at.  The garage is at the back and is accessed via a service road.
