I expect it's mostly the land which is of interest there, what's currently on it probably isn't all that important to buyers.

I'd have put the bathroom into bedroom 3, and used the bathroom as a study (with a sofa bed for when needed).

Very common in Wales. I've lived in a few house shares with this configuration. Some manage to create a tiny hallway to put two doors between kitchen and bathroom, with no room to swing a cat! With narrow terraces the options are limited especially if the seller needs 3 bedrooms.

Still seen in London with some Victorian terraces. There was possibly a hallway there which has been taken out to extend the kitchen. A compromise to save cost to building over the old kitchen for a bathroom though some updated properties in addition of a new  bathroom upstairs , still keep a second loo off the new kitchen.

At one time weren't lavatories necessarily separated from other rooms by the use of two doors (generally making use of a hall/corridor) in order to comply with building regulations?

Until a few tears back a small hall or lobby or some kind of separation was required by building regs but I think with modern systems of waste disposal and ventilation , just a screen is the minimum now required as we've seen in quite  a few tiny studio flats in this thread. More like an en suite. Not that I would like such a minimal separation between kitchen or other living areas.
