I'd have put the bathroom into bedroom 3, and used the bathroom as a study (with a sofa bed for when needed).

Very common in Wales. I've lived in a few house shares with this configuration. Some manage to create a tiny hallway to put two doors between kitchen and bathroom, with no room to swing a cat! With narrow terraces the options are limited especially if the seller needs 3 bedrooms.0

At one time weren't lavatories necessarily separated from other rooms by the use of two doors (generally making use of a hall/corridor) in order to comply with building regulations?0
