There was a property in Birmingham with a guide price of £25k in this thread at the end of August. (Sorry, can't find it.) It's just sold at auction for £242k.

No reliance should be placed on the above! Absolutely none, do you hear?0 -

The neighbouring property looks like an awful lot has been spent on it, including a loft extension. Unless you are in the building business, it would be hard to get all that done and make a profit.I don’t know why they bother with guide prices, really, as they seem to bear no relation to the final sale price. No reliance should be placed on the above! Absolutely none, do you hear?0

With Purple Bricks I think the answer's yes.
I can understand the pic of the loft, the fact it's boarded and has a folding hatch and ladder is a selling point. The part which puzzles me is the awful quality photos of the bathroom and kitchen, they look like they were taken with a camera phone from 15 years ago. Also an odd angle for the stairs photo.

What an utterly boring and bland little house. Could you even fit a bed in what is called bedroom 2?
And again. How much?
The second bedroom is pointless. It has functioned to host a large built-in wardrobe and has no space for anything else. They would do better by having had it as a walk-in closet that at least would have more storage than the wardrobe without wasting all the space in front of the wardrobe. Having said that, this house is poorly decorated throughout and it is not making good use of the small space. It's decorated as if it wasn't a tiny house.
By the way - am I the only one for whom the quote function on this forum is an absolute pain??
