It has an interesting sales history. It sold in March 2024 for £155k, and was immediately listed for auction, and sold in April 2024 for £180k. Here's the listing from the auction: https://www.zoopla.co.uk/property-history/103-anstey-lane/leicester/le4-0fg/66771705/
In July 2024, it was then listed for £310k. It has been reduced twice. From £310 to £260k in August 2024, and then again down to £250k just the other day.
I would have thought it would have been possible to buy one of the more impressive detached 3 bed houses in that road for £310k, but none have sold recently. This house sold for £298k in June 2023. I don't believe that there has been much house price inflation since then.

Hence, I believe that the initial asking price of £310 for the house at the top was utterly ludicrous, and even £250k is much more than it's worth. Looking through the photos, the inside has been cleaned up a bit with perhaps new paint, but I can't see much work at all. E.g. here is the kitchen as per the auction in March/April 2024 listing.

Much better lighting, but more or less the same.
The big change they made post-180k auction is to remove the front garden, replace it with ugly looking gravel, and remove the front fence. This in theory would allow car parking there (and a recent Google maps photo shows a car there), but it will be a bit of a cross-country trip to get the car in. Not too difficult, but not direct. There is no dropped curb directly in front of the house.
The auction photo doesn't do the garden justice. It was neat and tidy about the time that the house was auctioned. (I discussed it in this forum, but can't find the post). Past history on Google Streetview gives a hint as to what it was.
But, I've lived in this area for 20 years now, and it looked nicer in real life. I feel that the buyers took something reasonably attractive and uglified it.
Soon after the auction sale, a hand-written note appeared in the window asking anyone interested in renting the property to phone a mobile number. Given the demand for rentals around here, I would guess that they would have had bites. But, the house seems to have remained continuously on sale for years now.
I apologise if this is a 'small things amuse small minds' thing, and there are no cats or toilets without seats on show, but I'm interested in seeing what happens to this property.
Surely the EA would have known that the initial listing price was way over what the property is worth. And, even though the first price reduction was soon after the initial listing, the house has stuck since then and as mentioned I think it's overpriced.
