    Ahh that's really sad isn't it - you can't begin to imagine what combination of circumstances left it like that.

    OK forumites - let's see if we can solve a mystery. This one came into our own property search when we started looking 2 years ago, we dismissed it because of the location at the time, but a number of other properties on the same road have come onto the market and sold in that time, for similar prices (that is actually quite a decent price for a property of that size, in that area) so it's not a problem for everyone. Why do we think this has now been on the market for in excess of 2.5 years - seemingly with no interest either, it doesn't even seem to have had offers which have fallen through.

    Downstairs bathrooms are normal for properties in that town too - so although again that put us off, it wouldn't deter everyone.

    To answer the specific question: 'why hasn't that house sold whilst similar dwellings in the vicinity have?', the answer is going to be 'price'. 

    Looking at the internal photographs, the decoration seems to be of a fairly low standard throughout and will need re-doing.  Poor cosmetics often hide bigger bodges and buckshee work - who knows what's hiding behind the wonky skirting boards and so on.  On a similar note, the kitchen is best described as 'manky'.  Not sure if it's mould or just dirt, but looks like a health hazard all the same.

    All that might, I suspect, add up to a requirement for investment to make the house liveable.  Perhaps the asking price simply doesn't account for that.  It will need reducing, if 'turn-key' houses in the same area are available for similar money.

    And bedroom two is compromised by the shower and ladder to the loft room. So it’s really a two bedroom with a loft room. Guessing it doesn’t have building regs because it doesn’t have stairs. So who knows whether it was done properly. 
  • I genuinely don't think it IS entirely price related - although yes, it does need some input for sure! (WHAT is that hideous red line all about!). G_h's comment about it really being a 2 bed is also a valid one, as it's for sure priced in the right ball-park for a 3 bed, which it isn't, really.

    Looked at the first photo and though perhaps non-traditional construction (Wimpey no-fines ?). But would need to do it bit more digging to be certain.

    Only ladder access to the "third bedroom" via second bedroom, which is actually probably really only a loft room . The EA can dubiously describe it as such but planning regs are more strict and the paperwork might not be correct. Layout hugely off-putting even if they weren't  trying it price as 3 bed.
    Overpriced as the most recent proper 3 bed in the road went for  £310K  this year,, AND they haven't dropped the asking price since it went on the market  in 2022!
