Points to note: 'bridal paths' on the doorstep - having to get married each time one drags the wheelie bin to the gate sounds tiring. One would exhaust Cheltenham's supply of single men in fairly short order.
'walking countryside' - stationary countryside is generally preferable if one likes one's house to stay put. It would be irritating to find, for instance, that one's piece of land had decided to walk to Portsmouth or somewhere whilst one was at work.
Provision for a 'private sewage' - a 'high calibre' home ought to come with sewage of rank of at least lieutenant colonel.
'3wood chip boiler' - what? Is one supposed to raid the local golfers' bags for that type of club specifically, and then burn what has been collected for heating? Or is it really a commercial chip fryer? If the latter, one hopes permission has been granted for the building of a litter strewn layby off the drive, the siting of a burger van with a flat tyre to house the fryer and the employment of a man in a greasy singlet to operate the thing...11 -

I looked through the text to see if there were signs of expectations being managed. The word 'modernisation' turns up a few times, but often in the context of extending the property STPP, including possibly building a new dwelling. Certainly, something is being kept hidden from viewers of the listing.1 -
