FTB - First viewing of a house

    You are not alone with that type of experience,most people will have at least one viewing that goes exactly the way you describe....hence my post earlier yesterday.

    We've all been there its all part of the learning process when buying a property.

    With my budget, the houses I was looking at as a FTB were all fairly nasty 'projects' that required a total refurb. Didn't get a nice feeling about any and I viewed probably 25 properties in person. I eventually opted for the one that I hated the least - not really a strategy I would recommend (as I still don't like it nearly a decade later) so definitely hold out for something you get a good gut feeling about.

    I'm planning on moving this year and will definitely not be making an offer on anything that doesn't feel right this time :)

    The more properties you view the more you will get that feeling. The right house will jump out at you as soon as you walk through the door. It will just feel right. You will find it, you just have to search for it and view lots of not right houses first.

    We viewed over 80 houses before we bought our last house.

    Conversely we didn't when we bought our current new build. It was the only one we had viewed when we reserved it. But it felt right for us so we took the plunge.

    Onwards and upwards. I have had numerous calls from estate agents today with potential properties to look at. I am sure something will pop up that will meet our requirements. All in all I am so pleased to be in this position so will try and enjoy the process as much as I can!

    I so agree with the others- when you find the 'right' house you'll know instantly. When we found previous house we'd been gazumped on the house we originally intended to buy and when we walked into previous house we were really chuffed that we'd been gazumped on the other one (as previous house was definitely the one with our name on). With current house, we'd narrowed things down to a shortlist of seven houses. As we were moving from one end of the country to the other, we only viewed the shortlisted houses but again, whilst five of the seven were seriously tempting (one particularly so) the one we bought was the 'right' house from the moment we pulled up outside (though we maintained an ongoing 'long list' in case everything fell through).


    Take your time looking and considering however as it's SUCH a big decision!

    Another viewing booked in for tommorow afternoon. Seller will be showing us around so will be interesting to see how that differs to the Estate agent showing us. This one has a guide price of 365 - 385k. Has been on a while and got reduced on xmas day. I'm thinking any offer would be below the 365k. Will certainly update on how it goes. The 3rd bedroom is our only concern due to size but it might be that it is actually ok when we view.

    Viewing on the 2nd house done. A lot better feeling this time. Seller was really nice. Much more engaging than the estate agent on the first house.The house has potential. The decor is not to our taste at all. That will cost us a few £s to get to what we require. Is that a reason to offer under the guide price? I am thinking 348k opening offer if we was to offer after a second viewing. Is that a bit to low or an ok starting point? The house has warm air heating which I have not seen before, does anyone know about this type of heating? The lady said it was cheaper to run.

    I've been looking over 6 months and recently spent 24 hours trying not to look too keen before making an offer. The result-someone else got in first and it was accepted.
    Today I offered 20 minutes after leaving the viewing as it was just right for me.
    Ended up going to full asking price but totally think its worth it.
