I'm of the opinion that if, having viewed, the house ticks all your boxes you should make an offer asap. I'd do exactly what you currently plan to do (and be prepared to up your offer to the asking price if you really want the house). That's what we did with our current house (and we have absolutely no regrets...)

We have waited a long time to get into the position to be able to start viewing houses so perhaps a little over eager to get a house all sorted. We are going at 5:45pm today. That gives me and my wife the chance to have a good discussion about what we have seen and then we will go from there. Go and view the house,but take off those rose tinted glasses as you enter the front door!
EA pictures are one thing and the reality can always be something different so look with a critical eye,not with your heart that has already told you this is the perfect place for you.
Probate sales often need work doing to them beyond the d!cor so be mindful that your budget stretches to things like the roof,electrics and heating possibly needing attention as well as cosmetic fru fru like the bathroom and kitchen upgrade.
The fact that you are going early evening will also present the problem that its likely to be getting dark so you wont get a good look at the exterior or even the garden...before you make any offer go back in the light tomorrow and at least drive past to see if you can get a better indication of the property from the outside in the light.

We offered on the flat we bought 5 minutes after we left. It was exceptional for the area, and we still haven't seen anything comparable come on the market since. I think you just know when something is right. We did go in with a low offer, but had to work upwards and ended up getting an offer £1000 higher than our mortgage DIP accepted. If you know it's right, go for it, but offer under the asking price first off.0

Was it 'dealbreakers' or just 'not a good fit'?
I viewed 5 houses basically back to back and - while I had a preferred property from the outset - three of them were 'proceedable' based on my list of dealbreakers vs compromiseable for the right price.
I wouldn't underestimate the value of feeding back to the EA why this house wasn't suitable - you've mentioned a specific geographic area - if the EA thinks you're a serious buyer, your name might pop into their head if they're asked to value something you might like.That sounds like a classic case of premature extrapolation.

When I was house hunting 10 years ago, we put an offer on a house but we weren't really that into it and I am glad we were outbid. We then looked at another house that had been on the market for a while before switching agents 2 days after we looked (with the new agent) and 10 years later we are stil here. You'll know what you want to do when you see the right place.0

I've thought many were perfect on paper - so much so I even considered offering on two before without viewing. One I viewed and bought. Bloody glad I didn't buy the other! Not afraid of doing work by any stretch, but some just don't have 'the feeling'. Can't always put your finger on why. I've been so excited to view some. We're in the process of buying a probate sale house. Only real difference is that it might take longer to get back to you if they have to get in touch with multiple parties who need to agree on your offer
You forget the main problem with buying a probate sale is the "not known/not to my knowledge" replies against almost all the enquiries. Careful due diligence required on these purchases, not just waiting for interested parties to agree. In most cases the executor(s) can make swift decisions.Signature on holiday for two weeks0
