    Yes but with  sitting tenant I would have get a buy to let mortgage which I don't seem to be eligible for and I think is more expensive?  Good to see you INOD XX 
    I think the issue with buy to let is more about needing a bigger deposit, and ensuring that you have enough income to cover any periods without tenants.  Worth a conversation with one of the brokers if it might be a possibility - I'd start with the ones who sponsor the MSE mortgage guides, found them very helpful.

    I think I would have been pushing my luck for a normal mortgage, I can borrow 171,650 according to the hally fax with my little 10,000. The flat was 185000......I have a financial/mortgage guy....hmmmm.  
    G'wan...  if you don't ask you'll never know... and even if this one isn't for you, what if something similar pops up next month?

    25 %deposit usually for I BTL, higher interest rate plus if the tenant is there until 2022tgen it won't be a standard six month AST and so won't be mortgageable. Sorry.

    That really explains why it is at least 60 grand less than the other flats.

  • In other news Dhead's father is more ill than he was. I need a new name for him here really. I don't do him justice in this diary - he is very kind and supportive. A really good friend. I wish he could be with his Dad, but he can't. It is terrible. Waiting.......is  the absolute pits. 
    Bunny has so far come through the op, he is very dopey but vet says that is normal. My vets are amazing. Utterly amazing. I am pretty sure they did me a deal on his op - £469. Which I know to non rabbit owners doesn't sound like a deal but it is! 
    Overall today was really hard between hearing from Dhead and having some issues with my best friends. We are all having an awful time of it at the moment  and I do mean awful but as I don't have kids I don't understand anything and am excluded from conversations, also they can be so patronising, well not all of them. My best friend is still good to go but I think I need to focus on other friends for a bit. I do love them a lot and I know things will be back to normal at some point but I think as our lives have become insular it is combination of having less to talk about and being oversensitive all round. 
    Any how I have to do 12 minutes of exercise to meet my goal. XX

  • With everything going on last night (mum, rabbit, Dhead) I completely forgot I had to do data. 
    So it is now late and I am slightly stressed but really not that stressed. I mean there are more important things!!

    I actually came on to ask opinions, a cheap but tough hoover?

  • Not sure if the mortgage market has settled again yet but DD1 and her partner completed on their house in November.  They had a MIP agreed for a 95% deal, 2 days before they did the paperwork all 95% mortgages were pulled.  Between all the family we managed to pull together the other 5% needed for a 90% deal which her mortgage advisor had to almost sell his soul to get them.  

    I read earlier this week that one bank now requires self employed people to have a 40% deposit - madness.

    Just be aware of any lending criteria rate changes before you get too excited.  Great that there's no stamp duty (think you'd be exempt any as a FTB) but always worth having extra savings just incase.  Buying fees had gone up around 30% from when we last did it too....daft money.

    Having tried all kinds, I have decided that the Henry / Hetty hoovers are best. Not especially cheap (though certainly not the most expensive), but really robust and work great. I bought a Hetty as it is slightly lighter - I have to regularly lug it up 2 flights of stairs.

    Can second the Henry or Hetty hoover. Tough enough to deal with all the rubble when we had our house renovations.

    I think my DS was one of the last people to get a 95% mortgage.
    Certainly wouldent get it now.

  • Third one to recommend Henry / Hetty. Mine has to contend with the debris  caused by lots of children and dogs on a daily basis and has lasted for years 😁
