DIA I am a big believer in things happen for a reason, so this wasn't the one for you. Where I am in the North of Manchester the housing market is booming my friends recently sold their house and ended up with 7 offers on their home and a bidding war ensued not of their making , they didn't take the highest bid they went with the most proceedable person . You will find your perfect home eventually, fingers crossed it's soon. As for the premium bonds I have been buying them every month for 15 months now and never miss the money.Keep decluttering, then you will be in a great position come moving day . Enjoy Sunday , maybe a bike ride thrown in for good measure.Life is an adventure, never stop exploring.7

A garden is a place of solitude, relaxation and fascination. Please don't talk yourself out of having the outside space when buying as it sounds like it's high up on your want list, if anything prioritise it as a must have as who knows what the waiting list is like for an allotment.
A maisonette (like I previously viewed elsewhere) has just popped up in my area with its own garden, so it's definitely worth a daily quick look at what comes on the market.Make compromises with other things such as needing modernising and updating, smaller bedrooms or bathroom, expand areas and locations as hidden gems are around.
Well done setting up the PB's, someone has to win 🤗

Sorry you didn't get the maisonette but outside space is a priority for many so maybe it was meant to be. I think the market is overheated at the moment no doubt due to the stamp duty holiday. Hello - caught up.
Great news on the house sale.... you worked so hard to make it as enticing as possible. I admire your great declutter and I am currently working on all my stuff with that question, If I moved to that dream location by the sea would I take it.... so much is going to the charity shop my OH is so pleased 😳😁.
One observation re the maisonette, my first property was a first floor one with no garden and I thought it was fine as I had my parents one within 5 minutes walk.... however I really missed the opportunity to sit outside and get fresh air, with that cup of coffee. Appreciate you may not want a big garden, and when we downsize we will be looking for at least a small space, to be able to sit out but low maintenance. That said we can’t do stairs anymore so would have to be ground floor!Happy house hunting... you will find it... there’s a front door with your name on itAs a dear MSE friend says “keep plodding” or

So I am back on the case! I don't stay down for very long generally.
Out for an early morning cycle, not far, just far enough to get my blood pumping. I'm eating ok and joints not too bad either

I have been encouraged to look for hidden gems so I spent the morning trawling through properties that I have previously ignored. I have arranged viewings. Thinking of getting rid of my cooker (oven doesn't work anyway) and buying a small portable hob. I have to pay £31 to takeaway 3 items and so far all I have is the lawnmower and a large garden box. Kitchen will be easier to keep clean without the cooker too...Hmm, am I taking decluttering too far?

Another delivery came. Keeping 2 items and sending 1 back. Now thinking very carefully about all spending. The credits will go straight over to my EF. Aiming to be £500 by the end of the year.

Hidden gems are worth looking at, there may be the perfect place tucked away. Best thing about them is they are blank canvasses waiting to happen and be personalised 😀
Little mini ovens with the hobs on top are great, see if you can keep yours going until near completion and consider one for your new home; not good if cooking for more than one person and electric consumption may be higher than you are used to.
