    Disagree with some of the comments made on here about desirability. Surely significant redevelopment in an area will bring new retail, health, community facilities as well as a lot of desirable owners which will raise the desirability of the area.

    Lots of people really turned off new builds - every house was a new build at some point! As far as I am concerned you can keep your draughty old house with creaking floorboards with lots of character. I would pick a new build every single time!

    Not this area. It has been a bad area for as long as I have lived in North West London. They have built new flats nearby and it has made no difference to the area. The problem is that it is too far from a fast tube line. The nearest one which is further away than people want to walk in that area is a slow one. People only buy in this area if they can't afford anywhere better so it is always last choice. Plus it has high drug crime. The price of the properties on the new estate are way out of line with what you can sell a second hand house for in that area. It is the area that makes the properties cheaper than elsewhere not the type of property. The only people who will buy on that estate are people who want to buy new and will buy new anywhere and people who don't know the area. It is a high crime area.



    It won't matter if they build new shops nearby because the only people who would want to use them will be living on that estate. No one is going to travel from anywhere else to use shops in that area because it isn't a very safe and there are better shops in other areas. To get to Harrow town centre will be a fairly long walk or a bus journey. Most people like to walk to a tube station not use the bus to get there.

    It's a ten page report from (I presume) your solicitors. What in particular do you want us to advise you on? If you need further information or aren't sure about anything in it, your solicitors would be the best people to contact.

    I had a quick look and would query this suggestion on page 4 under Buy to Let:
    “If you intend to Let this property whether now or in the future, I advise that you consider lodging a Restriction at the Land Registry whereby no sale or remortgage can take place without your Conveyancers (TMT Legal Services LLP’s) written consent....”
    Are TMT your current conveyancer? I’m not sure I’d want to involve them every time I want to remortgage or sell etc., presumably they will charge for their involvement of giving you permission to remortgage and this could add additional delays when waiting for them to correspond and confirm your request? 
    I would definitely use the free Land Registry service “property alert” function, where the LR email you if there has been any activity on your title registered with them.
    I’d seek clarification on what TMT involvement and possible cost is involved if you were to remortgage in future before agreeing to this.
