Personally I have had no experience around Persimmon or any of the others so wont comment on those types of things. I'm more of a House renovation type person than new build so i've never even looked at them to form an opinion.
My parents bought a large detached house from David wilson homes around 2003 which was lovely and any issues they had with it were dealt with quickly but that house prices were still on the rise back then so the current pitfalls of new builds were not an issueThose who risk nothing, Do nothing, achieve nothing, become nothingMFW #63 £0/£5000 -
£600k is much too much for a property in that position. What makes property worth what it is in Harrow is how close it is to a station. If you look at comparisons for second hand properties for that local area you will find that it is cheap area. That is because it isn't close to a station.
This is what a 4 bed terraced house nearer to a station costs. https://www.rightmove.co.uk/property-for-sale/property-64506354.html By buying new you are going to be paying close to £100k extra. The new house when it becomes 2nd hand is likely to lose £100k in value.
It cost 15k more a month ago, so the station isn`t automatically commanding a daft premium it seems, the back garden is a dump as well, anyone spending or borrowing half a million pounds on that better hope Boris doesn`t fumble Brexit IMO.0 -

Well that is because neither the new Persimmon home or the other one are in a desirable area. Wealdstone is the dump area of Harrow and these new houses are nearer to Wealdstone than they are to Harrow. South Harrow is not now considered a desirable area but people will buy there before they will buy in Wealdstone. This is what a 3 bed terraced house can cost in Wealdstone https://www.rightmove.co.uk/property-for-sale/property-86414222.html
Here is a 4 bed https://www.rightmove.co.uk/property-for-sale/property-86377616.html
Anyone buying one of the new Persimmon terraced house who hasn't done enough research on house prices in the local area can expect a drop of about £200,000 in value as soon as the property has been lived in because where it is will never command a higher price than a house nearer to the centre of Harrow. The nearest supermarket is in Harrow so either a car drive or a bus journey. If you wanted to buy a terraced house you could buy one in the centre of Harrow that is near everything.
Here you go these houses are in the same area. https://www.rightmove.co.uk/property-for-sale/property-83489519.html and this one which is new and on that estate. https://www.rightmove.co.uk/property-for-sale/property-67102359.html The second one is £100,000 dearer than the first so anyone buying the new one can expect a £100,000 drop in value once it has been lived in. The prices reflect the fact that the area they are in is one that people try not to buy in unless they can't afford a better area.
I have just looked at another advert for the new houses and they are now advertising them as North Harrow. They aren't in North Harrow. North Harrow is miles away from there. They are in Wealdstone but you won't get those prices for houses in Wealdstone you will only get them from someone who has to buy new and doesn't care that the value is going to drop at least £100,000 once they are no longer new or someone who hasn't done their homework on the areas of Harrow and doesn't know that they are buying in the worst area of Harrow. Wealdstone is full of drug deals going on during the day in plain view of everyone. The police are always on the look out for knives. It is a terrible area. North Harrow is much nicer and safer but these houses are not in North Harrow. It just shows what a bit of local knowledge can do for you.0 -
I agree wealdstone is a drug infested zone.0

I thought Persimmon were having Help to Buy removed from them?
I wouldn't touch them with a very long barge pole.
Their build quality is a joke. To the point where their competitors make a joke of them.0 -

The price on the last link isn`t even comical to me any more, it is just sad that anyone would consider this normal. The two tidiest gardens in the other links have cut their asking prices by 15k and 25k on the other one, so tidy gardens don`t work so well any more either?0 -

Disgraceful, but as long as mugs line up to buy them things probably won`t change much?0 -

Yes, people will overlook a lot if they think the thing they have bought is making them money every year.0
