    To many posters here, anyone who mentions price reductions is simply a "troll", which just shows the former are a property-price-pumpers. They just cannot cope with anyone who mentions price reductions.

    Let's talk about the price reductions!

    Last response to you to show you just how stupid your obsession with asking price reductions is.

    We bought our house for £210k in April. We could out it on the market today for £310k. A couple of months down the line when we have had no viewings we then reduce the asking price by £100k. Does that mean that house prices have fallen in the area by £100k in a couple of months?

    No clearly not. What it means is that we were optimisitic (to say the least) with the original asking price and have reduced it to a more realistic price.

    You need to look at actual transaction data for the true trend in house prices not asking prices.

    I think you will find that FTBers would welcome price reductions to affordable levels. Your interests are diametrically opposed to their interests. You just need to be honest about it rather than trying to hide it.

    100 viewings, what does the feedback from viewers say? have you asked the agent?

    Given what you wrote at the end i suspect your husband might be putting people off buying given the level of viewings, apology's if i am wrong. In which case forcing the sale is the only way.

    Really without seeing the property and the local market it is hard to advise on price without doing local comparisons in the area.

    If you don't want to move back in, OP, maybe you should rent out your half cheaply to a large needy family, and see how your ex-husband likes that? It could be the cheapest way to get him to budge.

    Have you got a finacial order yet? If not, then the way to go is to get your solicitor to push for an order to be made.

    The wording of the order can then include provisions for how the house is to be valued and marketed.
    The wording is usually something like 'sold for such price as is agreed by the parties or as determined by the court' which then lets you apply back to court for a judge to say ifthe price should be lowered.

    in the mean time, however, ask the agetns to lt you have *in writing* detaisl of the viewings, all the feedback they have had from people who have viewed, and their recommendations about price and what they think the property will realistically sell for.

    If your husbnad is being deliberately obstructive there are ways that a court can get ound this - including (as a last resort) ordering him out of the property / giving you sole 'conduct' of the sale (i.e. letting you accept an offer even if he doesn't) and providing for a Judge to sing any paperwork on his behalf, if he refuses to do so. However, all of those are the last resort, at this stage, get up to date valuations from 3 ageents, ask them to specifically comment on aanything they see that might make it harder to sell - e.g. ask thjm whether they would recommend redecorating / carying out any minor repairs etc and if so, whether this would make a diference to the price or only to the speed they may be able to sell the property, then you can make an informed decision about whether it is cost-effective to get the work done and remarket.

    If you do already have an order then you should be able to apply back to court to get the pice of the hosue reduced,you would need evidence such as letters from the agents detailing the level of interest and their recommnedations. Most orders will have a paragrpagh that says something like 'liberty to apply as to the iming and implmentation of the order' and you would be applying about the implmentation.

    That smacks of an issue we can't see - and although I usually say 'price', it just doesn't ring right with 100 viewings. Nobody gets that many viewings and one offer!

    Do you have a dog? Pets?

    Is the house dark?

    Is there a pylon in the garden that's hidden in pics/streetview?

    Surely there must be something obvious that's not actually on the property details that people are only seeing once they view?

    Brexit is obviously reducing sales - but it tends to reduce viewings too. The market is very static generally or falling. But 100 viewings?!

    Okay, so you're out the house - so he's living there? Can you send someone as a 'dummy viewer' who will give you honest feedback because if it's not the house, then it will be your husband saying or doing things to put viewers off. Obviously someone he doesn't know. New neighbour? Work colleague?

    How do you ‘let out’ half a house? Draw lines in every room so the needy family as our call them, cannot the cross the divide over into OPs half of the house?

    It doesn’t work that way. The house is jointly owned. OP cannot just turn it into HMO without mutual consent from husband. And HMOs are not designed for families anyway. Why happens to saleability of House once it’s been botched into a part HMO?

    OP should take legal action in o force the sale, it sounds like the longer it’s left, the more work will be required hence reducing the price.
