It’s not my sort of house, but if it were the colours wouldn’t put me off. What would put me off is the dreary exterior shot. Can you brighten up the front?

And, as others have said, a week is no time at all.

I could repaint surrounding fence (it was done a few years ago but has faded a bit now). Do you have any suggestions for how to brighten up the front? Sorry, we're very new to this!

It could be worth painting the sitting room a neutral colour but the others are fine.

This was the room I had in mind when thinking of redecorating. It's very bold. I was thinking of swapping the red to a neutral tone but leaving the carpet and wallpaper (on the left wall) - what do you think? Hopefully that will brighten it up enough and make it look bigger. It's a pretty large room but agreed the colours aren't helping to show that.

Let's take the perfect house .... the walls are painted purple/blue/green... and I HATE painting. But it's the perfect house. I'd view it but it'd have to be "the only perfect house" for me to buy it as I'd need to find/hire in a little man to do all that painting.

    But, there's no perfect house.

So, what happens is it slides down the list of other houses that aren't perfect.... and the winning house for my money is the one at the best price that offers me the most of my wishlist features, with the fewest drawbacks.

It might win, it might not.... but it'd certainly never be at the top of the list.

Feature wallpaper walls pushes it further down the list.
LED lighting, especially in the kitchen in bizarre colours = further down the list.
Black kitchen = off the list completely.

    :)

Hmm, starting to think we should get another EA to value it and see how much to drop the price by.
No need to get another EA involved who may also over price it. As csgohan4 said you can do the research yourself on Rightmove/Zoopla.

Thank you for your honesty! This is what I wondered if buyers may also be thinking. Time to get the paint roller out by the sounds of it :rotfl:

It's been on the market only a week but we are worrying about the lack of views (none so far). We've been told by our EA that the lack of views at this stage is normal and we shouldn't panic.

    Absolutely right. Perfectly normal.
Many people are wanting to buy, but won't be viewing until theirs has sold.

Many houses are on the market for months now.... don't be surprised if you're not sitting here in February still waiting.

If you take it off the market, people looking/now/desperate can't see it, so you might as well stay on.... although, on the other hand, you might take it off Jan/Feb as you're tired of it and will start again in March.

As for changing agents - this puts many people off..... I've a list of houses to potentially view - and I've seen some swap to 3-4 agents - and it's just annoying because, when it's time to view, you're no longer sure which agent to view with, so it goes to the bottom of the list to phone round to make a booking.

Other than xmas week or the start of the summer holidays, last week of summer holidays is probably the worst time for people to be looking. Give it a couple more weeks and in the meantime do more research on prices.

Excellent advice, thank you. I wouldn't have thought of that but it makes sense. I guess it could make is look sketchy as sellers if we flip flop between agents.

I didn't know this. We're new to this as we bought this house as FTBs. Hmm, starting to think we should get another EA to value it and see how much to drop the price by.

I don't think you'll get much help from another agent as they will know how little time you've been on the market and be aware that you'll be tied in to a contract with your present agent.

Your current agent are the people to be speaking to. They should have been able to provide you with recent comparables when they suggested a price to market at, not just pick a number out of the air to get your business. Do some simple research on asking/sold prices in your area and ask them to justify their suggested asking price since early reductions from inflated asking prices generally put buyers off almost as much as a PB listing :rotfl:

I'm glad you guys know more about this than me :rotfl: It's so much to think about. Thank you for the advice!
