The flag hanging out of the window of next door would put me off straight away so I wouldn't even view! I would crop this photo!!!!

When I stripped the wallpaper the prev vendor was covering over a fluorescent green wall, took me 4 coats of thick paint to cover it, was a pain indeed

Unfortunately, a lot of the thinking needs to be done before you sign up with an agent, it's all too easy to be tempted by shiny suited bullmerde. Please do examine your agent contract carefully and be sure what you have signed yourself up to. There are plenty of people here who have experience.
There are some clauses you need to look out for and particularly if you have a cooling off period that allows you to rejig the process prior to incurring any fees or risk of fees from introduced "ready and able" purchasers.
Contracts can wrap you up in a long tie in period (ie more than 6 weeks), have nasty sole selling rights clauses, add VAT to the attractive headline fee making it 20% less attractive etc. Now is the time to read it carefully before you fall foul of something. And remember, estate agents contracts generally do not contain performance related clauses so no matter how bad they do their job, their fee is still due.Signature on holiday for two weeks0 -

The house seems to be fairly priced but there are a couple of things you could do.
Sort out a couple of stools for kitchen so worktop could be used as breakfast bar.
Pull dining chairs out slightly and put bowl of fruit in middle as currently looks as though you are dining in corridor.
Inject some colour outside both back and front as garden looks boring. Crop photo of front to not show so much boring forecourt and dragon next door.
No mention in description of amenities and access to good transport links now that toll removed buyers from across the bridge are looking in S Wales0 -

Lose the big black bin from the kitchen and put a couple of stools under both open sections of worktop - Gives the impression that the space could be used for breakfast.
The orange in the lounge is very, um, subject to individual taste. A neutral colour would certainly attract a wider audience.Any language construct that forces such insanity in this case should be abandoned without regrets. –

All excellent pieces of advice, thank you so much. Dining chairs/stools I will definitely do. For the injection of colour, are we talking adding plants/bushes to the back and front or something else?
Also wondering - is it standard practice for EAs to edit the exisitng ad (different pics/better description)? Or would it be a case of taking it off the market and re-advertising fresh?0 -
