    A good price makes up for bad photos.

    But

    Good photos don't make up for a bad price.
  • Just a couple of points.

    Photo 3 - lights on in the kitchen as it still looks a bit dark compared to the lounge.

    Photo 10 - remove the wires from the computer.

    Kitchen photos - remove teatowels etc on the oven and polish the stainless steel (and the splashback) with baby oil as it still looks fingermarky.
    A kind word lasts a minute, a skelped erse is sair for a day.

    Photos look great, but do you need 2 for the patio furniture, the second one with the wine looks much brighter and nicer.



    Just a tip for cleaning your stainless steel splashback in your kitchen - use baby oil and it'll come up a dream and streak free.

    I just checked the listing and hoped to see the old photos there so I could compare them to the new ones and I see the new ones are up. There's 3 of the master bedroom on there which I think is overkill and the photos are not in a great order, jumping from outside - lounge - kitchen - patio - master - en suite - hall - 2nd bed - main bathroom - back to hall - back to patio - then exterior (which IMHO I think you have too many of).

    I would remove the bottle and glasses, trying to sell "lifestyle" at this point is a bit patronising IMO, anyone along that stretch of coast has the same or better views even if they live in a council high-rise. People have woken up to the fact that the property bubble was built on selling average property as "exclusive" at inflated prices so IMO concentrate on promoting the closeness to good facilities/gyms/shops/bus routes etc.

    The listing and presentation of the property can be tweaked, but I think the real problem is it's overpriced at a time when the market isn't very active.

    The 'master' bedroom especially is small, and the big doors on the built-in cupboards look as though they'll take up a lot of floorspace to swing open.

    Development of the site next door blocking the view would be a big concern for me. That and it being left unmaintained in the meantime and becoming an eyesore.

    This one is £60k cheaper than yours, looks a more open internal layout, and is ground floor with a patio.This one's £35k cheaper. Both are in the same development. This one's £40k cheaper, in what I think is a more established development (so you know what's already been built around it). It doesn't have a balcony but it's got very big windows.

    Modern flats should be so well insulated that gas heating isn't such a bonus, and the lower maintenance costs of electric (and no leaks) may appeal more to buyers.

    Even the 60k cheaper one is over-priced IMO.
