My Flat Won't Sell

So I've lived in my flat for 6 years - love it, but this doesn't seem to be the prevailing opinion!
I put my flat on the market in late May - and have had hardly anyone through the door since! I'm marketed with Mov8 - as they gave the highest valuation (I know, I know). I have tried putting it at fixed price- no luck. Then knocked 10k off the asking price - still no luck.
I've looked at the photos and it seems fine to me. Flats around here seem to be of similar prices. To be honest I'm at a loss. If anyone has any opinions (even brutal) I'm open to them. It seems lovely to me.
I can't put a link on here - but it's 10/25 Western Harbour Terrace in Edinburgh. The listing comes up if you google it.

Is there a lift? Why doesn't it mention one? Sounds pricey but I'm not so familiar with the prices up there any more.2024 wins: *must start comping again!*0 -

Immediately the lack of floor plan is off putting. A floor plan is important, i go to it before even looking through the photos when browsing properties. If a listing doesn't have one it makes me think the estate agent is poor (they should know it's important) and/or there's a reason you don't want to show the layout - both of these are negatives which will deter potential buyers.
It's annoying enough that there isn't a floor plan but the EA hasn't even given the room sizes in the description either..............and the description is very poorly laid out. It should be in separate paragraphs with headers, describing each area of the property. As it looks now it's so irritating to read a lot of people won't even bother.0 -
No floor plan wouldnt even get me through the door. The layout can be very important to some people. The price does seem expensive.0

I would get rid of that computer and desk out of the living area. It is a bit over powering in the pictures and makes the room appear smaller then I am sure it really is.0

There IS a floorplan on the mov8 website. Flat 23 sold for £239K in December. Perhaps you're expecting too much?#2 Saving for Christmas 2024 - £1 a day challenge. £325 of £3660

There is a bi difference in price as to what's been selling similar to yours, just click on the 'view more' link on the right move page.
Put some chairs on the terrace or one chair and a small table. Get your floorplan added.

Recent sales are for £235k and £239k so your asking price is a tad on the high side.0

Only a small thing but why on earth were the cupboard doors in the kitchen open?
Agree about the desk it is overpowering.
You need to say if there is a lift, a lack of lift or lack of saying in the listing will put people off.If you go down to the woods today you better not go alone.0 -
There is a lift - I will push the estate agent to mention it. I guess I could move the computer into the spare room. The desk is indeed huge! I could at least sort out a smaller one. I'm really irritated they didn't add the floor plan. I certainly paid for one!
The cupboard doors in the kitchen are shut. It just has some open bits. Do you think the photos are bad enough to need redone? I didn't think they were too bad.
The estate agent assures me of the price. I got a lot of valuations and they did all come in at least £250k - Edinburgh is a bit insane for prices.0
