    Whether something was worth £270k at Christmas or not has no bearing on the value today. People compare your flats to the most recent sales and the most recent two bed is £239k so yours looks expensive.

    Being the biggest flat does not increase price, we don't buy property by sqm, we buy it by rooms. Being the biggest flat might make yours more saleable in comparison to others, but it won't necessarily add value.

    Recent sales are for £235k and £239k so your asking price is a tad on the high side.

    At peak bubble they tried to pretend that the surrounding area here was "trendy", reality is that there is serious social/economic deprivation right on the doorstep, so quarter million quid is reaching somewhat IMO, unless you can find someone fresh off the boat from London?

    Bed 2 crammed against the wall looks terrible, I love the view, but one day it will be built on. and the balcony is just so tiny.


    And now looking at the plan it seems the tiny bedroom is actually the master with en-suite.

    I think I'll have to pop to ikea on Thursday!

    So on the shopping list we have
    • plants
    • mirror
    • cusions
    • rug (mabe) for the living room
    • side tables for the living room
    • table and chairs for the balcony
    • pictures to make the place look homely
    • tv unit instead of the chest of drawers

    I'm open to changing the price - the estate agent are adamant though and Edinburgh is expensive. Current plan is to sort out the flat before tackling the price.
  • I've moved the desk to the spare room and moved the living room around as suggested - is that any better?

    When you said in your original post that you went for the higher valuation provided by the EA...what was the lower figures mooted at that point?

    Whilst I understand that shifting furniture around and buying a few plants and pretty things will enhance the living space for those viewing its still unlikely to get you the asking price you are currently seeking

    You need to be realistic on price to even get viewers through the door

    Actually the lowest valuation was £250k - so not a million miles away from what I am at now.
