My Flat Won't Sell

    The Home Report has a couple of significant negative points:
    The lift required some maintenance and repair, at the time of inspection the lift was not servicing the ground floor level.
    Meaning what? It was working but skipping the ground floor, or not working at all? Has it been fixed? I know someone who lived in one of those blocks and her lift was out of action for months while they waited for a spare part.

    And as I suspected it would say:
    Cladding of a potentially combustible nature may have been used in the construction of this property. It is assumed that the management agents have obtained and can exhibit a report from a chartered professional with relevant experience in fire safety, such as a chartered engineer or a chartered professional from a relevant built environment profession specialising in fire safety consultancy confirming that the cladding meets current Government guidance on cladding and external fire spread.
    Do you have a reassuring answer for that? I suspect some buyers might move on for this reason alone, rather than bother asking the question.

    Also, your answers in the questionnaire could be more helpful - surely you know whether or not the factors' bills include insurance, or whether or not you have any guarantees?

" this just sounds wrong, unless there's a massive wrap-around balcony & your on the top floor of a tall building.

    Pictures are not 'fine';
    2-4 - looks like everythings been pushed to the edges to make it look bigger
    5 - needs the lights on, it looks dull
    7 - looks very cramped, & you can't get into the wardrobe
    8 - too close in, needs to be taken from further back
    9-10 - layout looks odd, so doesn't give a good impression
    11 - which bathroom? Is there a shower? Again, needs taking from further back, & something putting on that shelf.
    12-13 - ??? what are these supposed to tell you
    14 - yet again, needs to be taken from further back. Show the balcony space
    16-17 - ???
    18-19 - ???

    Actually, that seems correct from looking at the photos - the balcony faces south-west so you have a panorama from Arthur's Seat to Fife. At least until the development plot next door gets something plonked on it!

    Photos are nice, really spacious, looks good.

    That big green field on the photos - is it earmarked for development??

    I'd say price is the issue.

    This one is really close to yours, similar floor, very nice decor, but £215k:

    A floor plan on rightmove is needed.

    So I've lived in my flat for 6 years - love it, but this doesn't seem to be the prevailing opinion!

    I put my flat on the market in late May - and have had hardly anyone through the door since! I'm marketed with Mov8 - as they gave the highest valuation (I know, I know). I have tried putting it at fixed price- no luck. Then knocked 10k off the asking price - still no luck. - but you can go with any agent and instruct them to sell at any price you want.

    I've looked at the photos and it seems fine to me. Flats around here seem to be of similar prices. To be honest I'm at a loss. If anyone has any opinions (even brutal) I'm open to them. It seems lovely to me.

    I can't put a link on here - but it's 10/25 Western Harbour Terrace in Edinburgh. The listing comes up if you google it.

    That flat bit of grassland - I'm presuming that's going to be built on at some point soon?

    No doubt it will eventually, but nothing immediate seems to be planned. I think the next phase is the land to the south (behind where the bus is).

The cheaper places are due to them not having gas I believe. I'm not trying to be confrontational - and all of your comments are really appreciated.     The flat below me went for £270 at Christmas - I think I'm in one of the bigger ones in the block. Obviously this is difficult to see without a floor plan!

    So we're getting mixed messages on the photos! I'll maybe see what I can do about those.

    The lift is a really annoying issue - It was skipping the ground floor for maintenance when the surveyor came round. It's fine now but I can't change the survey without getting a new one instructed I don't believe. I'll talk to the agents however.

    I agree about the description on Mov8 - I'd give it a D minus. I think your EA needs some very, very basic lessons in punctuation yet these people are paid to communicate in writing; you are being ripped off, OP. I recommend you go back to Mov8 and tell them how to do their job or move on to another EA.

    Do you need the survey on the listing anyway? It's quite unusual to provide this level of detail at the initial stage. I'd remove it, especially if it's now inaccurate and providing incorrect negatives. Sometimes you can provide *too* much info - there are little things which will put people off when reading about them so they don't come view the flat, but won't be an issue if they've already viewed the place and like it.

    Your flat is very nice and it's clear why you love it but i think the listing and perhaps price point are the issues.

    I think it is the fact that the flat is in Scotland where things are done differently to England
