This one's £40k cheaper, in what I think is a more established development (so you know what's already been built around it). It doesn't have a balcony but it's got very big windows.
Modern flats should be so well insulated that gas heating isn't such a bonus, and the lower maintenance costs of electric (and no leaks) may appeal more to buyers.
It does have a balcony according to description & floor plan, but point taken about other, cheaper options

that sample is a little small might be worth a draw area to pull in more numbers to see where people are buying.
if I do 3miles the 2b 0-max is 203/300 so plenty of buyers for 2bed places and enough stock for people to be choosy.
The 200-250 numbers are 51/67 look fairly well distributed on the map.0 -

Some daft buyers don't see the potential.
You're supposed to place a little table/chairs, with a pot of flowers, bottle of wine and two glasses on that balcony, at sunset. Then photograph it and hand those items back to the people you borrowed them from. So WHY didn't you do that with the photo 14 opportunity? Sunset over the water.... suck those buying puppies into the dream.
Some people really struggle to see how a room or space would look if it isn't dressed for them. No harm in dressing or staging rooms to help their vision.
I think just by shuffling furniture around the OP has made the flat look far more lived in than the original estate agents pictures did and it already looks a better prospect to potential buyers.0 -

The issue with the whole area IMO is that it was originally marketed as "exclusive" for well off professionals, but over the road was some of the most deprived areas in Edinburgh, so the inevitable happened, flats didn`t sell HA`s and probably BTL`s moved in and bought in bulk at a discount from the developers meaning that prices have dwindled ever since, I heard of someone years ago who bought near there for a LOT more than the OP`s price and was nervous going out into the stairwell because the council had moved some "problem" families in after they bought. The OP`s block is probably fine no doubt, but the price needs to be lower.0 -
