We are in a situation where we are purchasing a house awaiting probate.
The sellers solicitors have been absolutely abysmal (multiple lost documents & mistakes, 3 week delay in assigning a conveyancer, I could go on..), however if they are to be believed probate application was submitted on 12th April. We have had no updates whatsoever. We have asked for proof that it was applied for on this date as we are in week 18 now which seems excessive even accounting of the delays! We will have to vacate our rental at the end of the month and are getting pretty anxious...
I believe it would be the London Probate Office... does 18 weeks sound plausible or are we being suspicious unnecessarily? Any insight would be appreciated!0 -
We have been waiting for a Grant of Probate to be given by a different probate registry than London, Cardiff. We submitted our application on 9 April 2019, had a quick query on 19 June, replied same day. It has now been 18 weeks and we have still not received the Grant of Probate. We are in a similar situation to you, we are in the process of selling the house and at the beginning of the chain first time buyers want the sale to go through within 6 weeks. Unfortunately, until we get the Grant, the sale cannot go ahead. The Cardiff Registry has given no indication of when we can receive this and are taking no phone calls or emails until after the backlog of applications have been cleared, this is according to our solicitors today. I do sympathise with you but I feel that your sellers are telling you the truth if the London Registry has delays like the Cardiff Registry. I hope your sellers get the Grant as soon as possible for you (and for their sakes to stop any further stress). Good luck.0

I found the same article xylophone... I wouldn't be so quick to think something suspicious is going on if the sellers solicitor hadn't lost multiple documents, taken weeks to send over documents and kept making basic errors such as incorrect address throughout the whole conveyancing process!
I had been suspecting that they had not in fact applied for the grant on the day they claim to have... however it looks like there are others who have been waiting a similar length of time. It's so frustrating as we need to know whether we need to make temporary living arrangements!0 -

And you have no means of knowing whether there were errors with the submissions.....
