Seemed nice enough to me, carpet wouldn't overly worry me as it wouldn't be expensive to change and i could put one down i liked (a cheap carpet fitted by seller would probably be ripped up by me anyway).

    The to issues I have
    1) Is the patio area private to me?
2)How long is the lease and what are the charges? When I was looking at flats a couple of years ago anyone which didn't advertise these always made me uncomfortable (alot of people don't like to call up and ask)

Good luck with the sale though, personally always liked Warrington

    Thanks for the reply:

Patio area is private to the flat - IE directly outside the back door

And the lease is around 800 years left with a ground rent charge of £250 per year so very reasonable

I disagree, £200 on carpets might be worth £2k in a lower price just based on first impressions. A buyer isnt going to think "dirty carpet needs a clean or £200 spending" they will either think "dirty carpet that will cost a couple of £k and hassle to replace" or if canny "dirty carpet worth £2k off and then £25 on a carpet cleaning machine when i move in"

Try a carpet cleaner, see if it comes up nice and the blood stains wash out, if not new carpet :D

If the house is cheap enough they will just think "I will replace the carpets when i move in".

I can't remember the before, so when I read through the thread I was perplexed about the carpet ( I was intrigued!!)

From your update it seems to have worked... hope it comes to fruition

    It looks much nicer.

Out of interest, how much did the carpets and other freshening up cost?

All in all about £600 to do everything but I did a lot of the refurbishment myself, the carpets were £270 and I’m very impressed with the quality of them for the price!
