            Perhaps put in a cheap rug to cover the bad looking bit on the carpet and furniture in the lounge. I'm one of those people that can't visualise the size of rooms from measurements etc so it could be teeeeeny and only fit in a 2 seater or it might fit a 4 seater and 2 armchairs...just dress it a tad. Otherwise it's a nice place. I would say the overhead storage in the bedroom is a little dated and most would choose to remove and the bathroom needs a bit of modernisation or at least the floor changing to something less busy. But this is all being hyper critical, however as you will probably attract FTBs or people on limited budgets they may not have the money to spend on those small bits (because people always think its infinity more expensive than it is.)
 Also, what else have flats SOLD for in your block/area? This will give you a good idea of what's realistic. Good luck!
 Thanks for the reply, I emptied the flat so that its ready to move in but as other people have replied the carpets need changing so i will look into doing this straight away.
 The last 1 bed that sold on the same block was 3 years ago for £73,500 which is why i thought £76000 is a good price. In terms of area, yes there are fairly cheaper flats but much further out from Warrington town center, my flat is literally 5 minutes walk from the center0

            Hire a carpet cleaner for about £25, it will freshen the flat up and will help FTB see themselves being able to move in with little needing doing.Mortgage started 2020, aiming to clear 31/12/2029.0

 Have a look on local selling sites (Facebook, Schpock etc) as you might find a rug for little money rather than pay hundreds to change carpets. Then get the EA to retake pic of that room If it doesn't seem as bad in real life then it hopefully won't be a problem. If it doesn't seem as bad in real life then it hopefully won't be a problem.
 Being close to a town centre is a positive to some, a negative to others and not a motivator to plenty. If a buyer has got £75k to spend at the ABSOLUTE max then they might have to accept looking at something a bit further out which is cheaper.
 The market is pretty slow at the mo in most areas so you may have to be patient (sorry) but by making some small changes as others have suggested you might make yours that dream home for someone.0

 Not sure that was a good idea. A sofa and a small table or whatever let's people like me and previous poster who can't imagine what the size of the room is without seeing something as an example. I guess you are stuck with it now but it did emphasise the carpets as well.0

            FTB target market presumably? Blurb claims it is a prestigious development. Exterior of the block looks new/ well maintained. Kitchen is sleek and modern. Sweet little deck area. Being picky sort the moss and apply a treatment (quick DIY job).
 Sorry but some decor is very dated - orange pine/ floral wallpaper - and does not fit with the kitchen and deck at all. Taps/ shower fitting looks filthy and ancient. Bad photos?
 What is under the awful carpet? Do young professionals want carpet or hard flooring in a living area with patio doors these days? If hard flooring is desirable can you match up with the kitchen flooring?
 My flooring is mostly thin 'medium oak' laminate stuck right onto the concrete subfloor. Cold and hard without shoes but surprisingly durable (15 years old).
 Couple of hours with Google, half a day in the car and matched the developer's basic to a Wickes own brand laminate. Your kitchen flooring may well be better quality obviously, just saying it was surprisingly easy to find a cheap match.
 If you have a handy friend and some patience you can fit laminate yourself which saves £££. Bribe them with a homecooked meal and a few drinks!
