The one that sold STC at £76.5 is much better described.
I'd want to see details of the lease / service charge. Be clear whether the deck area is private or communal.
The photos on the STC one make the property look more spacious - if it's the same layout as yours, that extra space in the hall is a real bonus.
The lounge carpet really is atrocious. Is there a big damaged patch on the wallpaper too or is that the photograph?
A cheap new carpet could be under £150 plus fitting.
The pine bedroom unit really is out of character with the rest of the flat.A kind word lasts a minute, a skelped erse is sair for a day.0 -

And agree with everyone else about the carpet! It just makes me think that if you let a carpet get that manky, what about the rest of the house?!?! Either replace or get a big rug to cover it up!Should've = Should HAVE (not 'of')

I think even bare boards would be better than that carpet.

My comments on the advert would be
- Lounge carpet as others have said
- Awkward photos - they dont show the space well - kitchen has its to half cut off, decked area could be a better picture.
- No hallway photo
- Highlight integrated appliances. Is there a dishwasher next to that cooker? I ask as the handle is different to the rest
- Floorplan says wardrobe. Where is that? The big wooden thing isn't one. Is there one build into the room out of view?

you ask this questionIn my opinion I thought it is priced very well as its the cheapest on the block and the next one bed is priced at £84k, 9k more than mine. I haven't had any viewings yet so is the market slow at the moment? I can't afford to drop the price further as i'm already at a loss of £3k.
What do the numbers say for sale/SSTC.

I suspect one problem is the availability of 2 bed places in the 70-80 bracket, why bother with a 1 bed when I can get a 2 bed.
there are 3beds also in this price range
location may make your flat more desirable but 1 mile is only 20min walking distance.
may be a search with a main attraction(eg town centre station might give a different mix with more flats.
3 miles out for a bigger picture.

Have a look at what is SSTC working outwards from the things that make the location good.

I suspect you need your place to be to a much higher standard than it is to attract attention at this price.

Your flat is priced in the 2 bed flat range of pricing. If you want to sell it you have to be cheaper than a 2 bed or a house.
Most of the 1 bed flats that have sold are in the £60k price bracket. It looks as if 1 bed flats are not popular in Warrington and have significantly reduced in value compared to other properties. If you really want to sell it you are going to have to reduce the price from the £70k plus to the £60k plus pricing. It isn't special enough to sell for over £70k. It is one of those properties that goes down in value rather than up. Not all properties go up in value.0 -
Seemed nice enough to me, carpet wouldn't overly worry me as it wouldn't be expensive to change and i could put one down i liked (a cheap carpet fitted by seller would probably be ripped up by me anyway).
The to issues I have
1) Is the patio area private to me?
2)How long is the lease and what are the charges? When I was looking at flats a couple of years ago anyone which didn't advertise these always made me uncomfortable (alot of people don't like to call up and ask)

I disagree, £200 on carpets might be worth £2k in a lower price just based on first impressions. A buyer isnt going to think "dirty carpet needs a clean or £200 spending" they will either think "dirty carpet that will cost a couple of £k and hassle to replace" or if canny "dirty carpet worth £2k off and then £25 on a carpet cleaning machine when i move in"
Try a carpet cleaner, see if it comes up nice and the blood stains wash out, if not new carpet
