Help Selling My Flat

Hello All,

I'm after a quick sale on my flat and I was hoping for some suggestions to help the sale:

rightmove.co.uk/property-for-sale/property-81156854.html

In my opinion I thought it is priced very well as its the cheapest on the block and the next one bed is priced at £84k, 9k more than mine. I haven't had any viewings yet so is the market slow at the moment? I can't afford to drop the price further as i'm already at a loss of £3k.

    Perhaps it is worth replacing the carpets in the living room as they are a bit disgusting?

    The rest of it looks really nice to me.

    Yeah they do look quite bad on the pictures but they aren't that bad in real life, I was hoping the reduced price would cover this though

    Few hundred quid for new carpet and amend description to explain the parking position. It's not clear what you get. one space ? Two ? Numbered/allocated ?

    If they don't photograph well then you may need to put some furniture in the room to detract from what is clearly an offputting picture.


    Have you tried steam cleaning them?


    If you want a quick sale why have you asked for "offers over"?

    list it at a price and word the property details as offers invited.


    What interest have you had in it so far?

    Any feedback?

    1 parking space is included, i will email the estate agent to update this now and I think I am going to have to put new carpets in - its just more money down the drain :(

    and the offers over is so that I don't get offered less than £76k as i am losing money on it, i was hoping to get some offers higher so i can try and break even

    Perhaps put in a cheap rug to cover the bad looking bit on the carpet and furniture in the lounge. I'm one of those people that can't visualise the size of rooms from measurements etc so it could be teeeeeny and only fit in a 2 seater or it might fit a 4 seater and 2 armchairs...just dress it a tad. Otherwise it's a nice place. I would say the overhead storage in the bedroom is a little dated and most would choose to remove and the bathroom needs a bit of modernisation or at least the floor changing to something less busy. But this is all being hyper critical, however as you will probably attract FTBs or people on limited budgets they may not have the money to spend on those small bits (because people always think its infinity more expensive than it is.)

    Also, what else have flats SOLD for in your block/area? This will give you a good idea of what's realistic. Good luck!

    "a designated parking space, as well as visitor parking bays" is clear enough to me?

    Sometimes you need to take the hit,property isn't guaranteed to always make you money on a sale. you might need to change your mindset a little to reflect that.

    Personally I would never offer over the price advertised simply because if you wanted £79k for it there must be a reason why you didn't advertise it at that price (presumably it would appear way overpriced against other things on the market or any recent sales)

    If you haven't had any viewings then that means that no one wants to pay the price you are asking for it because they can get something better and cheaper somewhere else. When this is the case there is no point in putting "offers over" because the asking price is already too much.
