It was a quick update as we had boyo here to celebrate his 18th birthday! 😱 He drove himself over from Suffolk Friday afternoon, we took him out for a meal Friday night and DH gave him a fancy watch as his present. Saturday morning we went over to my parents for breakfast, so my mum could spoil him (I joke that she collects grandsons, she has 3 which are my brothers sons and then 3 step-grandsons including boyo 🤣) Then he left Saturday afternoon to go back to Suffolk. Was nice to see him and have a catch up.
Yeah, so I got paid Friday and immediately made my overpayment to get me to £19,800. I will make another small overpayment on the 1st April once my normal DD has gone out to just round it down. My interest is around £80 a month now, so that's nice and my monthly DD has gone down to £135 a month. I am paying early repayment charges with my overpayments now, which I know isn't very mse but the ERCs are less than the interest, so the money I'm now saving in interest and because im paying less wifh my monthly DD, that money pays those. I just want this mortgage gone! I've seen a perfect bungalow and I know it will be gone by the time we come to move towards the end of next year but it's helping to spur me on 🙂
I got a lovely bunch of flowers and a card from boyo for Mother's Day which was really lovely because I don't expect anything like that from him. I also got a 'best dog mum' mug from my bestie which was lovely of her, so I've had a lovely mother's day considering I don't have little ones of my own! I did go and spend a bit of time with my mum and a got her a nice notebook and pen set that she'd asked for.

A small overpayment of £56.78 made so the mortgage is now at £19,600.
Unfortunately, dog 3 had to go to the vets for a uti yesterday and is now on antibiotics and pain killers for a week. While we were there I got her flea and worm treatment so that was £230 spent altogether. I've now joined the pet club for all 3 dogs which is £22.99 a month each but covers flea and worm treatments, annual boosters, nail clipping, annual urine sample testing and discounts on other things. I think I'd rather pay monthly than have to pay a large amount in one go. We'll see how it goes anyway.
I've done 2 cleaning jobs this week and a bag of washing for 1 customer, so that's going towards the cost of the vets. It's surprising how much my cleaning money adds up and takes the pressure off of having to dip into savings to cover these sorts of things.Mortgage Balance as of July 2025 £14,900.

I am on the last leg of the journey now and then it will be putting all the money saved on the mortgage into savings to have a nice deposit to put towards our forever home 🙂
Not sure if any of you will know the answer but when we come to buy our new home, it will obviously be a 2nd home for me because I'm planning on renting this one out, but for DH it will be his first home as he has never been on a mortgage before, do we therefore have to pay stamp duty or not? I'm thinking we're not that lucky and with the government making changes anyway, we will end up paying it! Thanks to anyone that can answer that for me!
We've had a nice relaxing weekend anyway. We went for a lovely walk with the dogs yesterday, somewhere we hadn't been before, it was a wood near a country house. Parking was free which is always a win! Today we've had a chill day, got all the washing dried and binge watched Adolescence on Netflix.

In answer to your stamp duty question - it’s not good news I’m afraid. Because you are married you are treated as ‘one entity’, so stamp duty will be due. Not only that, if you keep your property you will also have the 5% additional property surcharge. So stamp duty on a £200k property would be £11.5k! If you decided to sell your current property within 3 years you would be able to get a rebate on the 5% surcharge.
