The point is that when you walk around you see what the floor plan is, using that as an excuse why a house isn`t selling doesn`t work for me because there will be loads of potential buyers in the local area who don`t need to commute to view. The issue is usually price.
Yes of course I should have flown. There are airports everywhere one wants to move to.....
Yes the issue is most often price, but as a vendor you have to use every tool in your box to attract people to you. Tidying up, sorting those overlooked DIY jobs, getting decent photographs and a floorplan. Basic stuff.
Anyway, the OP has either sold or removed his property from sale. Hopefully he's taking on board some of the advice from this thread.Make £2025 in 2025

Yes all, many thanks for the advice. Currently pulled the property whilst decorating and removing some of the clutter. Will definitely get a floorplan and much better pictures from the next agent and I like the idea of the top floor as an office rather than a 4th bedroom. That said it wont be too much of a bind to put it back to one large room if necessary.

My sister lives in one of those style of houses, on that estate. I have to say splitting her top floor bedroom into 2 is most definitely not something I would consider, and I would think the ground floor space is much too small if the family was large enough to need 4 bedrooms. If possible I would change back to one large room.
I also know the development has only just been completed so until recently there were still new houses available, which may have been attracting people more.
Good luck though, hope you at least get some viewers through the door next time!0 -

Price is the most basic and the most effective tool in the box IMO.0 -

This house could a strong three bed, but will never be a great four bed. I think you should take down the partition.0 -

True, but properly priced property shouldn`t need a very long thread, although the threat of No Deal followed by a JC government is probably spooking a lot of buyers (and banks)0
