No viewing on house----help

    Floorplan is the biggest thing for me. I discounted many houses which didn't have a floor plan (one I bought didn't have but I already knew the type of house). It's hard to imagine layout as the property looks small
    An answer isn't spam just because you don't like it......

    Everyone thanks very much for the comments. So in a nutshell

    1. No floorplan
    2. Cluttered rooms
    3. Description differs 3 or 4 bedroom. I had mentioned this with the estate agent but thought they'd addressed it. Should have been marketed as a 3 bedroom but description states converted to 4.
    4. Agree with dropping word COSY - never even thought about that tbh
    5. No picture of 4th bedroom - I'll get this sorted.

    Do you think I should pull it with the estate agent, re-decorate etc and re-advertise in say 4 weeks or would the majority of people say "I've seen that before and move on", what do you think ?

    Oodles of competition, then. Ask yourself what's so bad about your details, compared to the ones that are getting viewings.
    My house is a mid link townhouse
    It's a terrace.
    As others have said - terrible details... Poor photos, no floorplan. And that's before we look at comparables.

We welcome to the market this [STRIKE]mid link [/STRIKE]terraced family home situated in the new and upcoming so plenty more for sale and if new, with HTB, stamp duty paid etc? Firtree Park Estate, Hetton le Hole. The accommodation comprises entrance porch, living room, i ?? hall with downstairs wc, kitchen/dining room, To the first floor is the master bedroom, a second bedroom and a family bathroom. Situated to the second floor are a further two bedrooms that has been [STRIKE]temporarily converted[/STRIKE] needs some work to convert back from one large bedroom =not a large bedroom . Externally, the property benefits low maintenance pebbled area to the front and artificial turfed garden small area not good for family to rear with patio seating area, garden shed and perimeter fencing with gate leading to single parking bay. just space for one car if two or more where do you park the other? No garage.



    6 months no viewings says your house is too expensive. Yes it has all the other issues mentioned but if it was say £10k-£20k less than comparables it would have sold by now
    At the same price or more and smaller with worse parking why would anyone bother looking at it?

    Is your lounge wallpaper actually peeling, or did you wallpaper over the electric light flexes? Does the lounge have a window?

    Red stickers on the kitchen wall. You need to show that end as a dining table and chairs.

    Master bedroom is tiny - is there room to get to the far side of the bed? If not, that is a single bedroom. More wall stickers.

    Bathroom - cheap mixer tap shower.

    Bedroom 2 looks like a reasonable size single.

    Bedroom 4 looks tiny - is that even a full size bed? And more blinking wall stickers.

    I haven't actually seen a full size double bedroom in your house.

    I don't like the gate from the back yard (calling it a garden is pushing it a bit) to the parking area as I don't like to think of who might be hanging around there at night.
    A kind word lasts a minute, a skelped erse is sair for a day.

    If its redecorated less cluttered and is sold as a 3 bedroom with 3 bedrooms and is cheaper, they wont notice.
    At the moment you are in no mans land, pseudo 4 bed house not great for a big family (parking problematic and small garden) and too big (4 bedrooms) yet insufficient parking for a professional couple with a car each who only need 3 beds. And a singleton wont buy it, nor an more elderly couple, too many stairs.

    I'm confused by you saying it should be marketed as a 3 bedroom but you're going to add a picture of the 4th bedroom.
    If you're marketing it as a 3 bed, how will you be describing/selling that 4th room?
    You need to clearly go down one or the other route.
    All shall be well, and all shall be well, and all manner of things shall be well.

    Pedant alert - it's could have, not could of.

    Was thinking about that, considering changing the second bedroom on the first floor as an office then leaving the two bedrooms on the top floor but adding the picture of the 4th bedroom which has been missed off.
