No viewing on house----help

    A lot of the problem is attention to detail, removing pegs from the line before photos etc. however one thing that really stands out to me is that lovely kitchen being murdered by that horrible red on the walls, and then there is the vile lino, today's purchasers want plain neutral walls and plain neutral floors, the bright red and patterned lino is a real turn off. Light, white and bright is what people want.
    Lose all the wall stickers, they really have to go.
    On a positive note, your back garden is quite nice, just sort out out the the wood which has gone green and grotty.
    Agents need to show patio doors and garden.

    Oh my word, very brave to post the link, but agree with everything .

    I would take it off with this agent, address every one of the above suggestions and then some and then drop the price

    there are some really good publications about how to sell and they are pretty good,

    Take the family pics and clutter out , maximise space when pics are taken and viewing..the car is a great place for storage !!

    You walk in the front door? And the 2 Sofas are so close making it a squeeze to get past, It looks that the is the room to widen the gap.

    At only 2-3 years old, You will be lucky to break even, if they are still building you are competing with new and HTB.

    Did you pay £114,950 ? I hope not. (EDIT Looks like you payed £116,185, So more than at least 2 other on the row. Oh dear.

    As the is no Street View some street photos would be nice.


    As the garden is so small is the a local kids play park or even a field? I don't see anywhere within 5min walk, The is usually one built with so many new homes!

    As everyone else has said, the photos are awful (on a phone, maybe?) the listing is generally poor, the one room into two upstairs is going to be reducing the value not increasing it, but the biggest thing is that I don't understand how you/your agent reached the figure that you are trying to sell at.

    I think I'm right in saying that this is your neighbour: https://www.rightmove.co.uk/property-for-sale/property-57168171.html. It is "under offer" and it is fair to assume that the offer is going to be less than the OIRO £119,950 they had it listed for. They paid £124,950 in June 2015 compared with your £116,185 in December of the same year suggesting that there is an £8.5k premium for their more desirable end terrace compared with your mid terrace.

    So with that in mind, I'd suggest that your house is would need to be coming in at a maximum of £110k before anyone will even consider looking at it, but even that may be too high depending on what next door have actually accepted and whether, on a site still selling new builds (with the benefits of help to buy etc.) anyone is going to be interested at all.

    Given next door are taking a hit (£124,950 jun 2015) now possibly lower that £119? for the end terrace, ASK them?

    You will very likely have to sell for less than you paid, Even after you fix the top floor back to how it was.

    No one told you new builds are a long term investments did they?

    All thanks for the advice. Some really worthy comments there and a lot for consideration. Thinking we need to at least re-decorate then re-market. Thanks again for everyones advice. I wish my estate agent had said the same thing a while ago, fells like we've wasted six months by waiting for a buyer. :beer:

    When you have redecorated and have returned it to a 3bed you need to reduce the price by at least 10K. You might even have to reduce it by £15k. People do not want to pay your asking price for a not new terraced house in your area so if you want to sell you have to sell it at a price they are willing to pay.

    Decorating isn't the problem, its ok as it is. Small rooms is the problem. Reducing it back to three bedrooms is the best idea on here. I'd also put sofa's into storage and get less deep ones in the lounge. It probably isn't that small, just looks it because of the large sofas. I always look for sofas less that 1m in depth.., for some reason warehouse sized furniture stores don't seem to realise most of us don't have warehouse sized lounges.

    Recognise that some families do actually cook in their kitchens and the small amount of cupboards and work surface will cut any cooks out of the viewing potential.

    And yes, change estate agent, this one is either very very bad or doesn't actually want to sell your property.
