This seems to tie in with the sold through pricing mentioned, stuff is selling but at the lower prices.

12/5 is now 11/4 one at £90k the other 3 at over £110
That SSTC one at £125k had been sold a while it came on the sell through a few days later
you did track the other 4 that were under £105k?

You did follow those 15 from Oct through to the land reg?
That final 3 mile link 101/51, 85/53 3/2 are 4 beds.
Stock is down and SSTC consistent there should be plenty of sell through to compare with.

If a house isn't selling then the only realistic things you can do are:
- Wait for an eventual lucky sale from a buyer who thinks your house is their dream house. Unlikely to happen I think as those houses are quite generic.
- Fix any major issues with it, if possible. In your case people have pointed out that the decor looks a bit mad, repainting a few walls is unlikely to get a sale I would think.
- Reduce the price. This is the fastest and always the most realistic option to get a sale. Eventually you will sell even the worse house if the price is right. This is always the option that people don't like to hear but ultimately it's almost always the one that gets the sale.
Bottom line here is that it needs a price reduction. Start by dropping 5k off the asking price.0 -

Personally, I always try to look past the decor in a house as it usually can easily be changed. You should have seen the state of our house when we bought it!
Yours isn't actually that bad. The lounge looks nice and modern, although the master bedroom is probably more of an acquired taste.
The garden does look a bit neglected. The fences and shed look like they could do with a lick of paint. Did you cut the grass before the photos were taken?
On streetview it also appears as if they are still doing a lot of building work nearby. If they are still building more houses on the development your going to be competing with those shiny brand new houses, where people can pick/choose their own designs.0 -
I think the photography doesn't help.
The contrast is way off - things are either really pale or really strong. Your TV cannot be so black that the frame is invisible. Nor the back of your sofa or the towel in the loo so black that they suck in all matter around them! The wallpaper print is also probably exacerbated by that.
A proper wide angle lens would also help. I get a sense of claustrophobia from the photos. When everyone else is using a proper wide angle lens, the photos not taken with one really stand out. I was on this board 15 years ago talking about wide angle lenses. Why is it still even a problem for some EAs!Everything that is supposed to be in heaven is already here on earth.

Your house looks really nice, it looks clean and looked after. You've got the flowers, the herbs in the kitchen, everything just so. Yes, the wall paper and particularly the dark paint in the kitchen can make the rooms look smaller, in photos and when stood in them.
This is to make it appeal to the masses, it's not a dig at the way you have your home in any way, we make our homes into homes for us not other people, but when it's not selling it's time to get tactical.
Here is what I would do if it was mine;
- Living room is good.
- Dining area: The chairs and table look uncomfy/uncosy. I'd change them for 2 padded chairs (with padded backs) and move into the corner away from the french doors.
- Box the ornaments
- Paint the bedroom window wall white, put plain bedding on for the photos. Peel off the wall quotes.
- Bathrooms: Remove towels, laundry basket and shampoos for the photos. Remove big picture / all the kids stuff / oust / toothbrushes etc Splash out on some aspirational hand wash and lotion for new photos and bring out at viewings.
- Kids room - remove stuff off radiator and window sill / stuff hanging on wall / stuff on the drawer / stickers off furniture
- I'd paint the two walls in the dining area white
- Mow the lawns, fix the shed and paint it
- Two olive trees at the front door (move those already there into the back garden by the shed) plus put some pots with bedding plants under the front window. Maybe a hanging basket (Morrisons)
And I'd get them to re-take all the pictures (make sure the kitchen light is on) with a wide angle lens.
You're by the big head, I know the area. There are a lot of new builds being built around St Helens, I think the ones by the linkway are going up fast. That might have something to do with it. The developers have a few incentives to help sell, along with houses being brand new so there's that to consider.
One thing to make people WANT your house over others is to have something they can't get elsewhere. Things that would grab my attention would be a lovely garden with a really nice sitting out area (summer is coming) Look on pinterest at small gardens and spruce up the seating area maybe?0
