    I think its telling that the sole viewer who did walk in the door took a tape measure, I wouldnt be surprised if they were looking at if the existing house could take an extra WC.

    And the OP posted here because they haven't been inundated with viewings (let alone offers) from all these hyper-fit 75 year olds who apparently want to use their house as a stopping off point for walks on the moors or dales and jogging into town to buy their copy of Fell Runner Weekly.

    The assumption you've just made AnotherJoe is just that....an assumption. The viewer requested a tape measure from us and it was to check the size of the large wardrobe we are leaving for comparison to their own wardrobe!
    They have just today arranged their second viewing so we will see what happens.

    Assuming you're in the catchment for Nelson Tomlinson, would it be worth emphasising this in the agent's blurb? Certainly worth telling anyone with children who don't know the area (as I'm sure you know, they get a very respectable number to Oxbridge most years).

    I like the house, and it's in a lovely, well-priced, quieter part of Cumbria.

    I live in Cumbria and even in the high tourist areas property does not always sell as quickly as some expect it will.



    I think your house is lovely. In answer to the agent saying not to include the view of Skiddaw as it currently has snow on it. Anyone local knows you could be waiting quite a few months for there not to be snow on the top of it! I would add a photo, it can always be updated at a future time with another with no snow. If people outside of Cumbria want to move here, a view of the fells can be very important.


    If you have had comments about en-suite, extra WC and dining area, would it be worth, without spending too much money, having plans drawn up to change the layout to show prospective purchasers changes can be made? You can always say you would do them if you were not moving?


    I would put some screening around the oil tank.
