Have you carried much improvement work since you bought it?
It's difficult to assess an accurate price as all the surrounding houses are individual builds of varying sizes and styles, but there's a very real possibility that you simply paid too much for it in 2014 because you considered that's ''what it was worth to you'', so you now need to find a buyer equally willing to overpay for it (which could take some time)0 -
Im going to focus on the downsides, but it is very nicely decorated and the pics are good. My initial impressions were very favourable but thinking about it there are three issues which all mean lower price.
1. I think that either it needs to be cheaper to match other properties that are nearer to facilities , or you'll have to wait for someone to pay the extra for the space and remoteness.
2. It doesn't have a dining room or area where a family can eat together. I think that will puta lot of people off especially families or even say a couple who will have family and friends round for meals, and again will need to be compensated for by price. You could repurpose a bedroom but then that makes it a 2 bed not a 3 which again means lower price.
3. It's right next to the main road, no real driveway or space between front door and road. Not good with kids. . That again will put some off, price will help.
Edit added point 4, could do with another toilet if it's a family house. Hence the en-suite comment from your ine viewer.
All if this comes down to using the space of one bedroom to make a dining room and extra toilet. Which makes it a 2 bed. Which means again, its too expensive.0 -
If you are only getting the odd viewing and no offers it is quite a lot overpriced.
If you are getting a lot of viewings but no offers you are a bit overpriced.
If you start to get viewings and offers you have got the pricing about right. You will soon get a fair idea of what it is worth by the level of offers you get.
What if you were getting loads of viewings but no offers, so you dropped your price - and then got no viewings? This is what has happened to us. Don't really want to drop it twice in two week as that looks desperate but we are keen to sell.

Nothing odd at all about a flurry of viewers when a property goes on the market.

I believe it's more related to location and the amazing views that separates our property from those in Wigton itself. The new builds are much more family focused and perhaps our bungalow is aimed more towards a retired couple or someone looking for a second home in the lakes as are some of the other properties in the village. It's absolutely right though that a house is only worth what someone will pay but I'm attempting to get people in so I can review the offer someone puts forward.....albeit less than the asking price stated
The problem is though that retired people buy bungalows to get rid of the stairs or steps and your house has steps up to the front door so it isn't really going to appeal to people who are retired especially when there are lots of bungalows on the market some also with good views that are all cheaper than yours and most of them haven't sold either.0 -

Who came up with the asking price? Was it you by comparison or an estate agent? How many estate agents did you ask and did you go with the highest price?
No offers means that people can get a better house than yours for less money so they go there instead.
You will find when you have got the price about right because you will start to get offers.0 -

The problem is though that retired people buy bungalows to get rid of the stairs or steps and your house has steps up to the front door so it isn't really going to appeal to people who are retired especially when there are lots of bungalows on the market some also with good views that are all cheaper than yours and most of them haven't sold either.
Also, retired people, by and large, are going to want to live near services such as doctors, dentists and shops etc rather than have to drive.
I think this house needs some alteration, possibly a small side extension, to add a dining room and ensuite to make it suitable for a family, it appears to have the room, but that's not going to come cheap. Better (and quicker) just to drop the price so someone who wants the open spaces and views (and might undertake such an extension themselves) overlooks the immediate issues.0 -
We took a middling price from various estate agents, which was about in line with my own comparisons from the area. It's now on at a lower value than any of the valuations. The initial price can't have been that far out given we had so many viewings in such a short amount of time, so it just seems odd we have had none since lowering it.
It may still not be low enough for people to buy instead of another one. When you did your comparisons did you look at asking prices or did you look at actual sold prices? They are often very different. You need to know what similar properties actually sold for in your close area to get an idea. Then you need to get your asking price as close as possible to those sold prices.0
