Property feedback when selling

We've had our 3 bed bungalow in Cumbria on the market just over a month now and only had 1 viewing but lots of internet interest it appears.
From the viewing we had - the couple were here for over an hour, requested a tape measure and asked a lot of in-depth questions. They gave feedback saying they loved the house but really wanted an ensuite.
We believe our house may be overpriced (we lowered it from the estate agents valuation).
What have people done to increase their viewings? Grateful for any tips thank you 😊

share link if you dare, how do other houses in the area compare?"It is prudent when shopping for something important, not to limit yourself to Pound land/Estate Agents"

I'd welcome any feedback from photos. It is highlighted as having "stunning views" yet they haven't included any photos of the amazing view.
Due to being a new member it's not letting me post the link to view. Is there a way of getting round this?0 -
If you are only getting the odd viewing and no offers it is quite a lot overpriced.
If you are getting a lot of viewings but no offers you are a bit overpriced.
If you start to get viewings and offers you have got the pricing about right. You will soon get a fair idea of what it is worth by the level of offers you get.0 -

Post the link with a gap in it and someone will join it back together or post the postcode.0 -

It looks good to me. Lovely views and garden. I would get more photos of the views included.0 -
Yes that's the one, thank you for posting the link.
I've just had that conversation with the estate agent today. They didn't want photos at the time as apparently snow on Skiddaw puts people off.0 -
"Awaiting EPC" always irks me - surely you have the EPC by now, so where is it?0

Very good point Davidmcn, yes we have EPC as does the estate agent. I'll ask them to update that. Thank you for that pointer, much appreciated.0

My contribution is irrelevant in context but your bungalow is lovely! The interior is well done and the photos (for once an estate agent gets it right) are bang on. You can get an idea of the views through some of the windows.
Is the general market slow where you are?0
