Property feedback when selling

I think this house needs some alteration, possibly a small side extension, to add a dining room and ensuite to make it suitable for a family, it appears to have the room, but that's not going to come cheap. Better (and quicker) just to drop the price so someone who wants the open spaces and views (and might undertake such an extension themselves) overlooks the immediate issues.
It is a problem because all of the garden is at the front and for that immediate area the garden is small. Also you can see in the photos that you can't get two cars outside the double garage so one has to go into the front garden where there is one in the photos next to the washing line.
I personally can't work out who would want to buy it. Not retired people. Holiday homes tend not to be ugly looking bungalows with a garden at the front and no privacy.
It isn't really a family home due to the small garden at the front so I can see that it is going to take time to find the right person and that right person may need to buy it much cheaper than is being asked now.0 -
The reason for my statement of retired people was based on the current village population. We are the youngest in the village by at least 30 years.
I appreciate the feedback about the dining area, it is classed as having a living/dining room as it's an L shape. We just choose not to have it as a dining area as we use it as a toy/play area for our toddler. It is perhaps worth changing it back to a dining area though so people can visualise it.
Thank you for the constructive feedback, it is very valuable0 -

Whilst I did ask for feedback on our property and am open to receiving constructive and helpful feedback. I really don't appreciate your rudeness about my home. It's not at all helpful to state that my home is (only in your opinion) an ugly bungalow or that you can't imagine who would buy it. Please refrain from commenting on the thread if you don't have anything useful to contribute Cakeguts.0 -
It is a lovely property and well presented. However, like Cakeguts (above) I can't work out your target market. It is not quite right for families nor retired persons.
There could be someone out there who will love it at the price you are asking - but you might have to wait some time for that person to come along. Otherwise, if you want/need to move more quickly, you will have to drop the price to cast your net wider. It's not difficult!

We're just seeking some feedback to see if we are able to increase viewings. One of the main reasons is the price....we have questioned that with the estate agent and they've said they will advise if we need to reduce. We've reduced from what they originally suggested - we shopped about for estate agents and chose the estate agent that was local to us.
Lots of things to consider, the price being a big one. So thank you all for the feedback, it is very much appreciated. I know how I'll be spending my Sunday evening 😊0 -
I won't compare it to two-storey properties, as most people without present or foreseeable mobility issues won't pay the premium for a bungalow. But looking in the CA7 postcode, there's these at well below your asking;

You may be upset by my comment about the look of the bungalow but you have to remember that if I don't like the way it looks (it has no kerb appeal) then this is a problem because you are trying to sell it and you don't know how many potential buyers are also regarding it in the same light. It isn't exactly a picturesque country cottage is it?
Very soon it won't be your home and it will help you if you can see it as just another property for sale rather than having an emotional reaction to anyone who says that they don't like the way it looks.
I personally think it lacks kerb appeal and I don't like the stone cladding near the front door. If you want to sell it you have to make it look as nice as possible.
The car in the garden in the photo next to the washing line makes it look as if there isn't enough parking for 2 cars by the garage. It has a double garage so anyone would expect there to be offstreet parking for 2 cars. It isn't everyone who wants to pay for an expensive house where you have to park in the only garden that there is.
You have to decide who you are marketing this bungalow to and then make it appeal to that market. Someone with small children won't want cars moving about in the garden if that is where they go out to play.0 -
I don't think it's ugly however i didn't appreciate that all that garden was at the front which makes the house even less suitable for families with small children than I thought. Add the single bathroom and roads on two sides makes it more so. I think you will need someone that will not have those as issues and to an extent lower price will help.
You could certainly help by adding a dining table into the main living room to show that it does work, but bottom line is I think you are looking either for a restricted demographic such as a middle aged couple with no kids or someone who ignore the immediate issues due solely to lower price. . As per other comments more elderly people aren't going to want something with steps, if you want a bungalow you don't want steps.0 -
Thank you again for the feedback. We are certainly going to look at some of the things highlighted that are within our scope to perhaps do something about. As previously stated it's a longing to the rear of our property, private only used by us and the other 2 people next to us. We have a 2 year old and it's been a fab house for us as a family but I appreciate that it's not everyone's cup of tea.
I'm not sure what photos your looking at Cakeguts but none of our estate agent photos have out cars in them?0 -
Thank you HampshireH that's very kind. We love it and if we could pick it up and take it with us we would.
We are quite out of the way and don't have a village shop, pub or bus links so perhaps negatives for some people I'm not sure. Not having an ensuite appears to have put our only viewers off the bungalow.
Unfortunately that is going to be a problem for a lot of people. It looks great, but would suit someone retired who likes hiking/walking in the nearby national parks and other areas of nature and doesn`t mind stocking up for the winter? Don`t know about the price, this is probably the worst time in a long time to be selling houses.0
