Property feedback when selling

Thank you HampshireH that's very kind. We love it and if we could pick it up and take it with us we would.
We are quite out of the way and don't have a village shop, pub or bus links so perhaps negatives for some people I'm not sure. Not having an ensuite appears to have put our only viewers off the bungalow.0 -
It only takes one person to love it, it is a lovely house!0

For me it is idyllic and lack of shops, pub,bus network is a bonus .
When I view I put all my top criteria that makes my life complete and go through location, photos and for me floorpan, I don't even need to view.
In fact my last 2 properties I only physically met on moving day
when I decide to move it's normally a big reason or change of circumstance so I keep a list of favourites on my right move account and see what's available so when I am in a proceed able position I can hit contact agent
If your viewer feedback was "no ensuite" then I'm not totally sure they are being honest as my recent move barely had an inside loo and it really isn't a deal breaker if the bungalow was "the one"
I'm not sure on price as I don't know the area and many others will do some comparisons for you.
If after a few weeks and still no firm offer and feedback flimsy then I think then price maybe a factor
As it is a niche rural property then it may take a little longer but only time will tell if price is the obstacle.
I don't believe Brexit will have any long term effect put possibly slow down for a short time until things are clear so keep trying to filter feedback into something more tangible ..so many polite people out there.
For me it looks great but again only for certain types of personality so don't lose hope0 -
It looks lovely and for people that want remote it's still only 5 miles straight-line to Wigton and a railway station, doctor, community hospital etc.
A few minor points:
- The bins next to the garage don't look attractive, and make me wonder where the lane leads to - you might mention it only leads to x other houses.
- The dining room carpet looks worn/stained by the door to the kitchen - clean it, or a small rug?
- Put the chairs at the ends of the breakfast table so people having breakfast aren't looking at the wall
- The agent hasn't put the property pin exactly right on Google Maps
I don't think it will affect the target market much, but I noted the nearest schools are all C of E and may restrict admission on faith.
If you've got a good broadband speed, mention it. Online checkers can't always be relied upon and it's so important for many people (and so variable in rural areas).A kind word lasts a minute, a skelped erse is sair for a day.0 -
Thank you for the feedback. Just to clarify, those aren't our bins it's our oil tank so we aren't able to move it unfortunately. I think it was included deliberately so people could see where it was as it's mentioned in the description.
All very valuable points so thank you for taking the time to look through and comment, it's very much appreciated.0 -
Thank you so much, this feedback is very reassuring and I very much appreciate you taking the time to feedback. There's hope yet0

https://www.rightmove.co.uk/property-for-sale/property-60198828.html You are competing with this for buyers.
I think what might put people off is that fact that it isn't near anything. You have to go in the car to the nearest shop. Also it isn't everyone who wants a bungalow that has steps up to the front door and a big overlooked garden on a corner.0 -
https://www.rightmove.co.uk/property-for-sale/property-74638655.html There are also these which are new and very close to the station as well as being cheaper than yours.
There are a whole load of new houses with 4 beds that haven't sold and they are all cheaper than your bungalow.
This suggest to me that your bungalow is very overpriced.
A house is worth what someone will pay you for it not the valuation that the estate agent gives you.0 -
I absolutely agree with your point here for comparison. In terms of access we've never used that front door it's easier to use the entrance into the kitchen which doesn't have steps but I understand that is also perhaps what others think when looking at the photos so I will review the description. Thank you for your opinion, much appreciated0

I believe it's more related to location and the amazing views that separates our property from those in Wigton itself. The new builds are much more family focused and perhaps our bungalow is aimed more towards a retired couple or someone looking for a second home in the lakes as are some of the other properties in the village. It's absolutely right though that a house is only worth what someone will pay but I'm attempting to get people in so I can review the offer someone puts forward.....albeit less than the asking price stated0
