    It's a nice looking place. :) But it isn't unique, there will be others if this doesn't work, but I think it might anyway.

    £4000? I'm sure that's an Ikea bed (EDIT: HOPEN bedframe - £115) the sidetables are, without a doubt, Ikea MALM - £25 each. And the sofa's aren't expensive. I'm wondering if the chairs are even Ikea POANG chairs. (EDIT - they are. £110 each)

    You couldn't spend £4000 brand new on that stuff, especially for a 1 bed flat :confused: What a joker she is!

    Tell her to skip those bloody twig things or you'll charge her for the offence to your good taste. Ikea AGAIN.

    That's Lynzpower's part of the world. Lord knows you're about to hear it if you're paying over the odds for the place!

    EDIT: I had to go on the Ikea website for these prices okay - I'm not that crazy.

    It looks almost like an Ikea showroom to me. The chairs, bedside tables, bed, curtains, office swivel chair are all suspiciously Ikeaesque. Some of the kitchenware looks John Lewisy.

    I think the seller would actually be making a profit if she got what she wanted for the furniture. I doubt it costs that much new in Ikea :eek:

  • To the seller, the OP is getting a good deal (ha ha), but to me they're used items that I'd never buy brand new. Leather can get very hot & has to be looked after, plus black can make a room appear very dark & smaller than it actually is, & there seems to be a lot of it in the lounge. Even if the stuff is in good condition, I wouldn't give most of it house room even before the seller started mucking about with the price. It's as if the seller has just transported an Ikea display to the property - there's nothing individual about it. It's the seller's taste, but that doesn't mean a buyer's going to like it, no matter what the price is. As something is only worth what someone's prepared to pay for it, she'd be seeing nada from me. :)

    The bedside lamps are from Asda (I have them in green!) and they only cost £10 each.

    Ok for a start off the cutlery drainer with the holes in is ikea- I have one 2.00 the kitchen. Additionally the lampshade is ikea, we also have one definately not more than 4.00 I can also attest that the shaving mirror is also ikea, I expect about 7.00. Ill tell you right now there is never 4ks worth of contents in that flat total.

    Now, yes, this is an area I know, im in Leytonstone. I havent spent a great deal of time around Leyton High Rd, we live in leytonstone, and we have facilities here although i do find myself in the B&Q & TKmaxx down there a fair bit. What i do know is that sometimes it feels a bit edgy. If you are happy with that, as you clearly are then fine.

    I do think the property is somewhat overvalued in a respect as its above commercia premises. 169 for a one bed flat isnt unusual in these parts, there are quite a few around this mark.

    Although the flat is above an estate agent now, Im sure you are aware that all around leyton and leytonstone, many of the shops get boarded and fall into disrepair. there are moves by the coucil to get them occupied, but there are A LOT of them- and this flat could be above one of those. Do bear this in mind. I wouldnt have thought e10/e11would need any more fried chicken joints, but you never know who could be your next neighbours. Do think about this. If YOU dont find this a risk, your next buyers might. A mate of mine bought a flat in london and it was a bookshop below. 6 months in they knocked the front out and turned it into a open fishmongers. She had a nightmare, couldnt let the place couldnt sell it and couldnt bear sleeping there.

If you havent been to wanstead, certainly go and have a look, its really is lovely out there and you have 2 central lines to choose from. Its more burby definately, but its got a few great resturaunts, a couple of really nice pubs, delis etc, plus all the bits you need, banks and the like. Its certainly safe and the forest is right there. I would live in wanstead in a flash. - certainly a significantly better area than leyton. theres a couple of other ones further on RM as well.

    I fear you have been seduced by the finish. the flat is well presented its true. Doozergirl will tell you how well i presented my flat for sale on the tiniest of budgets, repainted it,Ann maurice couldnt have found fault with it! including selling fees, my whole budget for this came to 2k. ( and yes, most of it was from asda, ikea and matalan!)

    I agree completely with Lynzpower and what she says about the shop below. I used to live just off Leyton High Road and shops were always closing and re-opening as something else. Would you want to wake up one day and find you live above a chicken shop or a kebab shop? I'd have a look at as many other flats as you can if I were you.

    I agree it does look nice but if you bought somewhere that only needed updating you could probably do the kitchen, bathroom and furnish it all yourself for 5k.

    By the way, the right cupboard door under the kitchen sink doesn't look as though it is on straight.
