Having looked at that flat, I'd be tempted to drop it totally and look else where. I mean, in London for that price you could get something nice still. And if you want something that needs a bit of work you could get a 2bed. Look on rightmove, see what's there.
Unless you still love that flat I'd be walking by now and then also telling the vendor exactly what I think of them.0 -

With so many people visiting the flat ad, the vendor is going to put the price up again telling OP that there is considerable interest on the flat.

For that sort of money I would DEFINATELY without hesitation see this one. http://www.rightmove.co.uk/viewdetails-17656772.rsp?pa_n=3&tr_t=buy. If you havent been to wanstead, certainly go and have a look, its really is lovely out there and you have 2 central lines to choose from. Its more burby definately, but its got a few great resturaunts, a couple of really nice pubs, delis etc, plus all the bits you need, banks and the like. Its certainly safe and the forest is right there. I would live in wanstead in a flash. - certainly a significantly better area than leyton. theres a couple of other ones further on RM as well.
I'm going to suggest to my GF we take a look in Wanstead - we have next week off work so perfect time to look at other areas. Although she said last night if it doesn't happen she thinks we should wait until she qualifies in September before looking to buy again to see what the market might be doing. I'm fairly clueless but am inclined to agree.
As for the shop below changing hands that is something we thought of. Your fishmonger story definitely makes one pause for thought.I fear you are being ripped off x

Am actually at the top of my budget with £170k until my GF qualifies and then her salary will be (hopefully) commensurate with mine. This is why this experience has become so bitter - I stretched myself to accomodate the seller's increase from the agreed price to £169,500, then stretched myself yet further in agreeing to pay £2700 for her furniture! Obviously with my GF being a solicitor and in all likelihood being on a good salary in a year, we wouldn't be as vulnerable to increased interest rates after my two year fixed rate mortgage expires (unless we split up - and I imagine she's considered it given the "chats" we've had about this flat!) as some FTBs, but it's still a risky proposition.carpetbelly wrote: »Unless you still love that flat I'd be walking by now and then also telling the vendor exactly what I think of them.0 -
I can't see much enthusiasm for the property itself in your posts... what's still drawing you to the flat, ghekko? Is it a sense of wanting to see things through to a conclusion? Because walking away would be a conclusion in itself - and judging from the posts made by people with detailed knowledge of the area (not to mention those with intimate knowledge of Ikea!) seeing this through for the sake of seeing it through might end up being something you could regret in the long run.↑ Things I wouldn't say to your face

just it's cheap enough not to need to buy it secondhand (plus you have no idea how well she assembled any of it)
However, in a second floor walk up you almost certainly need to buy pack flat furniture as little else will fit up there.
I have to say I agree with everyone else - don't buy above a shop and on a main road. You will regret it, and they are much harder to sell (I know as I'm trying to sell one), and parking is a nightmare.0 -

Practically ever stick of furniture I can spot in that flat is IKEA, go to the website / get a catalogue. IKEA furniture is nice enough but cheap as chips - I can't see the furniture costing £2700 new let alone second hand. Now you won't be paying stamp duty on that £2700 and the furniture isn't worth that so you would be committing tax fraud knowingly doing that.... so are you going to make the furniture conditional on seeing receipts proving it's value justifies a £2700 resale value.... interesting to see her reaction if you ask....0 -
