    I'd be more worried that the house is not only in the Luton area, it's next to Marsh Farm !!!!!! :eek:


    The house is in Barton Hills. North Luton. as nice as you can get in that area,

    How does a solatube work? the ceiling backs onto the attic and the wall onto the neighbors wall.

    Here's the biggie: If you think it is now over-priced, and if that's the real worry you have, then share that with the vendors and ask for a price reduction. EA said as i accepted and offer and put an offer at the same time the money is relative.

    Finally, just out of interest, why does the kitchen need replacing? It looks okay in the pictures, but of course you've seen it close up.

    kitchen I guess personal choice and also I have currently a new kitchen which I adore...

    If the work that needs doing is around personal choice and wanting the same kitchen you have now that that issue is going to arise with every house you look at. You either need to lower your expectations or find a cheaper house which will give you the scope to do it up how you want it.
    How many other houses have you physically looked round?

    Why would you listen to the seller's agent when deciding what you need to do for your own due diligence? Considering the shoddy quality of some new builds these days, I definitely wouldn't be skipping the survey.

    Th truth is that the EA is NOT your adviser, and he will say almost anything to get this sale to go through.

    It's your choice whether to barter for a lower price. One thing you can do, to save face more than anything, is to get a surveyor in for at least a homebuyer's report. It's absolutely sensible to do so, anyway.

    The surveyor is bound to find some faults, and that gives you an excuse to lower your offer without looking like a plonker. He'll also give you a valuation, which will give you an idea whether you're paying too much.

    The valuation from the surveyor will be as the house is now. The fact you prefer a newer kitchen is down to you.
    No reliance should be placed on the above! Absolutely none, do you hear?

    Being blunt, you aren't going to find any house with the same kitchen you have now. In both houses though the kitchens fitted are perfectly functional, modern enough and could be replaced sometime in the future to what you would prefer.

    Our current kitchen isn't necessarily 100% what I would perhaps choose from scratch, however it's still pretty new, very sturdy, unoffensive and modern enough.

    There will always be things about a new (to you) house that won't be to your taste. Have you spoken to anyone (friends / family) yet?

  • Why over-pay 20k for a house? Wait until after Brexit, there will probably be a lot more reductions.

    Or there is a deal agreed and confidence is restored, and prices start to climb again.....
    20 plus years as a mortgage adviser for Halifax (have now retired), and I have pretty much seen it all....:D
