That looks very nice.
I personally would not worry about a bathroom window, provided there's fan ventilation. YMMV.
If you have worries about mould, have you had a survey?
Here's the biggie: If you think it is now over-priced, and if that's the real worry you have, then share that with the vendors and ask for a price reduction.
Finally, just out of interest, why does the kitchen need replacing? It looks okay in the pictures, but of course you've seen it close up.No reliance should be placed on the above! Absolutely none, do you hear?0 -
Vs this one reduced today on the next stree : rightmove.co.uk/property-for-sale/property-79158791.html. Can you even compare or am i being silly?

That ones only 3 bedroom whilst the first one you posted is 4 bedroom for another £6k, so no, I don't think they're comparable0 -
The kitchen will need replacing
Why ? It looks perfectly acceptable to me ..
I think for some reason you've now decided you don't want this house and are trying to justify your decision logically.
That's OK - plenty of us just get good or bad vibes about houses that are difficult to explain. But only you are really in a position to know if you need to trust that instinct or if it's just down to the 'am I doing the right thing' nerves most people feel at some point in the process,0 -
Lovely property, 4 beds for a family of three so plenty of space.
Ready to walk into.
Just the usual have I done the right thing nerves.
Btw, take no notice of Crash y Time and his rantings. He has an agenda.0 -
If you didn't notice the bathroom didn't have a window until after the viewing, it can't have been that bad.
I don't like the idea of a room without a window either but if it's non-smelly and the survey didn't pick up any issues then it must be well lit and well ventilated or surely you'd have noticed when you were standing in it.All shall be well, and all shall be well, and all manner of things shall be well.
Pedant alert - it's could have, not could of.0 -
The survey was done online for the mortgage offer and I didnt have another survey booked so noone other than me inspected it!0

We have a downstairs shower room which is small with no window, so put in a solatube. Our one also has the light fitting for when it’s dark and an extractor.
You don’t notice the lack of window as there is so much light.
Worth the money. Other friends who have seen it have also got one as they have been impressed.0 -
Why not drop your offer by £15k?
If they agreed, would you still want it?Should've = Should HAVE (not 'of')
Would've = Would HAVE (not 'of')
No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)0 -
I feel price is a little above what I would pay so go in with a lower offer and see.
The house looks OK but down to individual tastes it wouldn't be for me but nothing IMO needs updating from the pics...
Looking from the sellers perspective surely spending a serious amount like this it should have been decided a lot earlier and if you came to me so close to exchange with a reduction I would put it straight back up for sale.
How would you feel then if the table turned ?0 -
I'd be more worried that the house is not only in the Luton area, it's next to Marsh Farm !!!!!! :eek:0
