Week before exchange and thinking of pulling out...

I am probably able to pre empt many of the replies but just need to hear unbiased impartial advice.
After my house sale and onward purchase falling through twice near exchange over the past 10 months, I think in desperation I made an offer on a property in December expecting it to fall through and not complete like my other two sales. However it seems to be near completion and i am panicking as i have so many niggling doubts about the house, not only the fact it has no window in the bathroom but there are nicer properties for less money less than a minutes walk away.
I have deleted right move as I am dreading the fact I will regret my decision and half hoping my sale on my property falls through again so i don't have to make that decision. As a single mum this will probably be my forever house and if I had the chance I would buy a different house for the same price. I know the vendors will be disappointing but i have been feeling worse and worse about the sale going through.
I know I have financially committed and so have the vendors but this is my forever which I am regretting. What should i do?

    You are only financially committed to your costs.

    Is this just cold feet or are there hard facts that support your worries.
    What’s the issue with the bathroom having no window?
    Is there other ventilation e.g. extractor fan?
    Are the other properties just ones you’ve seen on the internet i.e. do you know they are better?

    If you genuinely feel this is the wrong decision you should pull out?
    But I can’t tell if this is just a case of cold feet.

    Don’t feel bad about pulling out on the other people.
    Yes they’ll be disappointed but this is your life and you can’t live it in the wrong way just so that strangers aren’t dissapointed.
    They’ll get over it.

    It's incredibly hard to do, but you have to try to take all the emotion out of this. Forget about how the vendors will feel, forget about any costs you've already incurred. Just look totally dispassionately at the alternatives facing you.

    You do have to make sure you're not being needlessly picky - no property will be perfect - but if you are genuinely confident that you can do better for your money elsewhere, pulling out is entirely correct.
  • If you are going to do it, you need to do it before exchange.

    If it doesn't feel right, then you should listen to your gut. It's an expensive decision to regret and it doesn't sound like you can make the changes you need to make it work for you?

    Would you complete on your sale still? Have you thought about where you would go?

    My survey was free and my searches i paid for fpr my previous sale but my solicitors have a search initiative (if I purchase within 3 months searches are free) - i think this contributed to mrushing in deciding

    Have you actually viewed any of these 'better' properties? Filters and lenses can do wonders in photos, then when you see the property in real life it can look significantly different. It might be worth doing this to see if your impression of these match the reality.

    Also, draw up a list of pros and cons to the property you are in the process of buying, it may help give some clarity. Is there anyone you can discuss this with F2F too, family or friend who knows you well and can help give some objective advise.

    When you have a list like that you can whittle down things that might be a dealbreaker vs other that are nice to have, unless you build it yourself, no property is likely to be 100% perfect.

    Of course if you pull out the vendors will be upset / cross, but it is the way of buying and selling houses in the U.K. amd until exchange you are not legally bound, as you well know from other purchases falling through.

    I just feel that all the houses on sale alongside the house I purchased have reduced by 15-20k and I feel i am over paying. There is so much work I would have to do, bathroom without window stresses me out but I didnt realise until after my rushed offer as it was before Christmas and the EA wanted to secure an offer and rang me 30 mins after the viewing for feedback.
    The kitchen will need replacing and other work around the house. When i went for the first viewing i could smell mould from the conservatory so when i went back for second viewing they had put on candles and masked the smell in reflection. I have a very sensitive nose hence why im stressing about the no window in bathroom. As i was the only adult deciding (my father liked everything i viewed) i am not sure if it is cold feet or genuine gutt. I am relocating so have secured schools and new job for that area, but other houses (which i have not yet viewed) would be in same catchment but the completeion date of April would be not met. I guess I would rent a bedsit or crash at my parents with 2 kids but not sure how long. Or should i just go and settle my kids once and for all and ignore my niggling concerns.

    As others mentioned, no house is perfect. My house itself as many plus points but the main bathroom has no window. So compromises have to be made. It all about weighing things up and thinking about the plus points.
    What if you pull out and you get the same feeling about the other house's for whatever reason down the line. Tough call but follow your heart.

    Why over-pay 20k for a house? Wait until after Brexit, there will probably be a lot more reductions.
