Landlord constantly visiting - not sure what to do!

I've been living in a rented apartment for a year and a half. The landlord has made so many unannounced visits I've lost count. He will appear at random times of the day and knock all of the windows and doors until I answer him, often because he wants to "tell me something important" relating to the building, which I have no control or say over anyway, so I'm not sure why is insists on doing this. He'll also make comments like "X neighbour said your car was parked all day, were you not in work?" which I find incredibly patronising and a little bit creepy! If I have friends over for the weekend or visitors, he will somehow know, and ask me about them either in person or via whatsapp.



The flat is kept spotless by me, there have never been any issues with neighbours or complaints. He has visited enough times to see the place is kept clean and tidy. I didn't even kick up a fuss when a leak from another flat destroyed my living room contents - 2 weeks after I moved in!



I had to move here for work and will remain in this city for at least another 9months to a year. I can't face moving again but I don't know what to do. The agency I originally rented the flat from only handled the rental agreement, and the landlord handles everything himself, so there's no one besides him I can speak to.



Any advice welcome!

    Have you kept a list/diary of incidents? Have you asked him to stop ?

    I'd write a letter quoting any reference to 'quiet enjoyment' in your lease. What does it say about inspections? Once a year? I would mention that too if so. Maybe word it so that you can imply he's being nice and thoughtful rather than intrusive and creepy, but that there's nothing he can't email, text or write to you.

  • Do you have a tenancy agreement?
    Within that agreement does it mention things like inspections and notice periods for visits.

    Is there anything around the wording of "quiet enjoyment" etc.

    Whilst you cant help but bump into your LL in the street etc its probably standard practice that all visits should be timeplanned so to knock on your window or door and just arrive unannounced unless it is of an emergency nature is not really acceptable.

    Have you spoken to the LL about it...any joy?

    I may be inclined to send him an email politely reminding him of the agreement and perhaps say that next time he wishes to inform you of something your preferred method of communication is email which you will always confirm receipt of.

    Ignore him, and change the locks (if you haven't already).

    Why? He's not using his key, is he? How would that stop him knocking?
    Just tell him politely (and I really mean politely) that you'd prefer to have some warning when he wants to visit. Leave quoting legal stuff until if/when that doesn't work. Maybe he's just lonely...

    worked for a few months but now back to the same shenanigans.



    Rang me today to ask why there were letters in my postbox from last month (they were junkmail) and why i wasnt checking my post. He has been going through my letters.

    Good: It's arguably harassment, which landlords can & have gone to jail for. .....

    What! CHANGE THE LOCKS! Keep old locks, change them back when you go.
