Being told anything means diddly squat. The FTB were probably told their deposit would be gifted last week but wasn't. You told your sellers you were in a position to proceed and you're not.
Stop blaming, there's nothing you can do about it and look at the best way forward from here.0 -
Well the FTB STILL says they want to buy but has not shown the agent any ID, proof of address or proof the money exists!
Meanwhile we have had two FTBs arrange viewings, the first did not show and the second cancelled at the last minute!
Unfortunately at £150k we are in the FTBs market place.
Just so fed up and want to sell NOW!0 -

I have just read this thread and think that you should give up on these buyers they clearly are not serious.
It is not just FTBers that cancel viewings / are no shows, i dont think mentally tarring all FTBers with the same brush will do you any favours tbh.YNWA

Well it is definitely the agents who need this information. Without it all they will not inform the agents of a house we want to buy that we have an offer in place and without that those agents will not put our offer to buy forward!
Yes we have written those buyers off, that is why our agent arranged the other viewings we were let down by.0 -

We had to send our ID to the EA of the house we were buying so I think it is normal to prove you are the person you say you are etc.0 -

We've had a number of viewers mess us around too (not all FTB's) - negotiating price then agreeing, then disappearing. We did ask our EA to vet any viewers are able to proceed financially before any viewings (I don't think they have strictly stuck to that though) maybe you can do the same?
We are also viewing properties to move to and have been asked what our position is when requesting viewings, but not been asked to prove that at this point - if we were asked this before a viewing I personally wouldn't mind but see how it could put others off.0 -
Put it back on. You don’t owe anyone. I’m suprised the agent has allowed it to drag on?
Doing this might give them the kick they need. Not sure I’d have the confidence they will get over the line tho!0 -
I think the entire house selling / buying process just makes you want to cry/scream/pull your hair out regardless of your buyers.
It takes so long, it's out of your control and it never seems to be a "done deal" till almost moving day.
I'm in Scotland and I know everyone thinks our system is amazing (maybe it is compared to England, I don't know). Here however buyers and sellers can pull out right up until missives are signed and for some reason that often does not happen till almost moving day.
I am currently waiting for not one but two sets of missives to be concluded (selling two small properties to buy one bigger one). For that reason I am not even viewing houses. I will wait till my missives conclude and then start to view. I will probably have to rent for a few months at least. However I just could not cope with the pressure of finding a house, having an offer accepted and then one of the sets of missives falling through. I am told 1 in 4 sale falls through at this stage so my chances of one of them going south is 50%
My own solicitor is excellent and really organised but even she is not able to make it happen any quicker it seems and there is no way of knowing what is going on at the other side. Delays could be anything from buyer getting cold feet to the solicitor being on holiday to the solicitor just dealing with other purchases with closer entry dates.
I am just trying to keep busy till either a) it falls through and I have to start again or b) it concludes.
For what it's worth though I do understand the frustration with FTB. During my viewings it did seem to be FTB who changed appointments or did not turn up. Then at the viewings they would literally fret about every little thing and ask millions of questions (most of the info was available in the home report - the survey document every seller has to produce). Then and if they decide to offer, they usually offer much lower than investors who are often quicker to offer, less fussy about detail and either cash buyers or very clued up about mortgages.
However I think you can't dismiss any kind of potential buyer.
When I sold my last place I had a couple come view who did not even have their house on the market. Upon seeing mine, they listed theirs at a below value price to sell quickly. Sold it then were the winning bid on mine at closing date.
Going into rented is a complete pain on so many levels but seems to be the only way to take at least some of the pressure out of the situation.
I am hoping like mad that my sales go through as planned and trying not to dwell on the fact that it's another day and no word from the other side. Expect the unexpected and rely on nothing until it's over.
From seller in Scotland who has bought and sold around 7 properties in last 25 years and has never had one fall through.0
