            When were both the properties last purchased?
 Are the title plans and entries available on land registry?
 If so it would best if you posted the diagram from both title plans here, along with any relevant covenants.

            My house deeds are dated before my neighbours by 1 day my house plot number is before my neighbours as well (built in 1984) on his deeds it allows him to park a vehicle commercial van as well on a access shared for both property's at the side of my drive where it states on my deeds no vehicle to be parked there I can only get onto my drive from the front not from side as his van is parked there.
 Vehicles before he moved in parked further down at the side of his property for 30yrs he deicideded to change it better for him but his deeds say he can my deeds are different the shared area is much smaller then his this could end up in court where do I stand neighbour got letter from my solicitor with above points giving him 21 days to change where he is parking his vanThis is a system account and does not represent a real person.             You really need to spell it out in simple, short sentences. A sketch would also help immensely. You're not helping yourself by ignoring such simple requests from forum members.
 From what I can decipher:
 1. You own property A
 2. Neighbour owns property B
 3. There's a driveway / piece of land between your properties
 4. Your deeds show that you own/have right of access over (example) 50% of the width, but are not allowed to park a vehicle on it
 5. His deeds show that he owns/has right of access over (example) 75% of the width, and he does have the right to park on it
 Does that sum it up?0

 If there is a covenant that stops commercial vans being parked on driveways it is probably with the original developer and unenforceable since they are not around any more. It would have been to help them sell houses on the estate.The van is also a commercial van it

            The area on his deeds the shared access is in the front of where he is parking his van it is very small can't access the side of my drive in/out in a car (open plan drive no divides) compared to my deeds the same area is much greater thus not allowed to leave a vehicle on this area which is marked blue just read what I've put % nothing to do with it.

 Put up a picture and colour the outline of both areas individually and the joint one different colours.
