  • My son bought a house without viewing. This was due to him living and working abroad and buying a BTL over here.He has had the house over 2 years now and still hasn't seen it! We went and viewed i≥t before contracts were exchanged as it was an area 200 miles away from us that we were not familiar with. Once viewed we almost straight away realised it was a good buy and the area, which I thought was going to be ghastly wasn't. He has had the same tenant in since he purchased. It is not something I would ever contemplate doing but in this instance living 6000 miles away and wanting to get on the property ladder in the UK he had little choice. He has been lucky, but it was a risk. He trusted our judgement and probably wouldn't have proceeded unless someone could view it before exchange.
  • I wouldn't ever buy or sell without viewing. Last weekend we had identified what we thought was a dream property, but once we viewed it some issues which we hadn't fully taken account of became issues for us. We were quite disappointed, but impressed with the creative photography of the agent!

    We accepted an offer on our last-but-one house from a woman who viewed without her DH. She offered full asking price, on the spot, during the viewing which we were conducting ourselves.

    She was in tears, she loved the place so much.

    Our EA had warned us ahead of the viewing that she was flaky. Apparently she'd had an offer accepted on another property they were marketing in a village near ours.

    Anyway, we ignored their advice and accepted her offer :o

    It was several days before the husband viewed and he loved it too so all was good. They withdrew from the other property they'd offered on and our sale completed quickly, in mid December . It was October when we accepted their offer and they said they wanted to be in by Christmas :D

    Many years ago we offered on a house we'd not seen the ground floor of - a big old six bedroom place divided into flats. The tenant of the ground floor flat refused us and the landlord entry (private sale, no EAs involved), but as we'd viewed one of only two almost identical houses before, we were happy to proceed. Sale went through eventually - after two of the four/five tenants were evicted/bailiffs involved etc.

    Last house purchase a year ago we had an offer accepted on a house we'd not viewed at all - due to distance/timing issues. We did withdraw a week into the process as there were aspects of the area we realised we wouldn't happy with.

  • Maybe the house price drops stories on the news spooked them? The media pumped things up when the bubble was growing, seems they are taking a hand in deflating it also?

    No I don’t think they were happy with us telling them we were not impressed with them not letting us know they were unable to attend the appointment.

    They had a 2 year old, and we only have a shower, so that may be a factor. But they could see that from the write up.

    Had another viewing today with the couple telling us which walls they would knock down, and which windows they would brick up. I appreciate people can do what they want when they own it, but whenever we view, we save those discussions until we are in the car so as not to ‘offend’ the vendors.

    We found their property on RM and it looks like something out of Vaudeville in the 50’s :rotfl:
    20 plus years as a mortgage adviser for Halifax (have now retired), and I have pretty much seen it all....:D

    Maybe they were hoping to find there was enough space left to install a bath.
    Our daughter recently moved to a property without a bath, they have a 10 month old, before they offered they considered where a bath could go, they had 3 possibilities as the property has 4 shower rooms ( a bit of overkill) and a former bathroom which is now a walk in wardrobe. In the end they rejigged the master en suite and are fitting a freestanding bath, job almost complete now.

    Is there space in the utility room to fit a sink? First time I have seen a utility room without a sink.

    Fingers crossed on the sale martin! If they are talking about knocking down walls and bricking up windows that can only be a good thing! They've got a pot of money and want to get stuck in once they have the keys

    Yes there is separate toilet and sink through a door in the utility room but photo does not show it...

    You get used to it ;) When selling our Wiltshire thatched house in 2014 the first couple we had view - from Herts - couldn't stop blabbing about every change they'd make to both house and garden from the moment they stepped across the threshold.

    Walls to come down, extensions to build, colours to change, every tree in the third of an acre garden to come out.

    Our village was in an Area of Outstanding Natural Beauty and we'd just spent well in excess of £100k on a huge extension, rewire, new timber DG, three bathrooms, kitchen, landscaping etc etc.

    We knew they wouldn't buy it - too many trees, lol! Just did the viewing then forgot them.

    Actually, they did put in an offer a week later, but as we'd already had two higher ones by then, it got declined :p

    Yes, people make emotional decisions (like not buying/over-paying for property) in a fraction of a second, they don`t need 24 hours :) A "doom laden" news report about property prices could easily flip the switch in someone to "wait and see", how do you think they got this ridiculous property bubble going in the first place - Media stories about rising prices, can`t see why it doesn`t work the same on the way down?
