I did a "more like this" and there are a lot of bungalows and pricing(see below).
I don't have a problem with the living room as I see the lifestyle of this place is live at the back/garden most of the time.
At 16x12 it is not that small anyway.
The living room is more of snug/TV room for the late evening and cold dark winters when the back won't be so inviting.
There is also the option to swap the living room and the garden bedroom
More like this for sale/SSTC for the 3B and 3b+ within a 1/2.

There are buyers out there for 3 bed over £400k
The 4 bed competition starts to kick in just under that.
without doing some one to one comparisons the price seems to be pitched about right.0 -
tbh I expect anyone viewing would know that. We get it in Leigh too, although they are higher by that time. I've got friends in North Crescent (other side of A127) who are literally a couple of roads back from the airport. They have said you get used to it very quickly!martin1959 wrote: »Hazyjo
You will probably know that we are also under the flight path which is not a major issue. Just hope they are taking off over Eastwood during any viewings2024 wins: *must start comping again!*0 -
Bedrooms look a bit small in the pics; rather a clash of styles between the older bits and extension. But otherwise very nice and obviously well looked-after.0

I'm not a fan of the pink exterior, but in honesty that's pretty easy to rectify.
Personally I would put a light more in keeping with the room rather than a fan style in the lounge, but then again its personal choice.
I might also be inclined to make something more of the garden, even if its only putting in potted things that can be taken with you when you leave...its a big space that is crying out to be "enjoyed".
My major reason for a no would be no bath, thats my only point that isn't easily fixed without messing with the lovely big shower...
Other than that I think its just a case of sitting back and waiting for spring...its the type of property that sells in good weather

The natural comparison is obviously next door.
On the whole your fit and finish looks better but would probably appeal to a younger audience more than older. I would then question if 'younger' buyers would be buying a semidetached bungalow.
The negative comparison to next door has you at a disadvantage by
-1 bedroom less (although their bed 4 is small)
- no ensuite in yours
- their garden was far nicer
- styled for older or younger alike.
I know it's only an asking price but I think people will see the above details and ask why you are asking £20k more.
As a forever home there is the risk that you overspent doing your refurb. £400k for a 3 bed semi may have you overpriced. Given everything I would aim to achieve the same as next door and probably would have marketed at £390k.0 -
The big windows in the dining area are superb but what do you do for privacy when it's dark outside and you have the lights on with no blinds/curtains?
What is a sun tunnel? Does it warrant a photo?
"Parking for up to 5 cars" and "To the front of the property there is independent off street parking for three vehicles" where do the other two cars go
PS: Would like a kitchen sink in the middle of the room too. Is it hard to run the plumbing, where does the waste pipe go ?
Apart from one window in an extension of a bungalow in a side road, we are not really overlooked. However we fitted really bright LED down lights in the apex soffit which when on light up the outside of the glass and garden and make looking in difficult.
Sun tunnel brings in light down a mirrored tube and lights up the centre of the hallway as we extended it and it would have been a bit dark without natural light.
You can get 5/6 cars on the front, however, some may be needed to be moved to get others off. 3 can park independently so they can come and go without having to move any other cars.
The extension is about 3’ above ground level and built on a block and beam floor. The pipes run under the block and beam out to the side and slope down to a drain.

Unfortunately, that is the power of a wide angle lens...

Even a small space can be lifted with something growing...it's just not creating an illusion of being "professionally landscaped " to me at the moment.
Blank canvas for the next person, yes but the whole place isn't really priced in the "blank canvas" bracket.
Still like the house though...wondering if you would take an offer of £390k????in S 38 T 2 F 50

I love your kitchen.
One thing we found when selling our bungalow (we are mid thirties) was that is was very modern and generally our market audience (older people) tended to not like our look which was very similar to yours. They wanted a more traditional look and generally younger people didn't want a bungalow.
We took a while to sell and when we did it was to an older person who was a little bit eccentric (we saw her house she was selling) so it maybe a definite niche market.
One thing that stuck out for me is that he kitchen and bathroom are really modern but it's like looking at a different houalse in the lounge. If you find someone who lies the modern look they may be put off by other areas of the house that aren't as modern.
Can I ask - where was your kitchen from? Also is your glass pvc or aluminium?0
