Any obvious problems with our listing?

I realise I am opening myself to various forms of verbal abuse :)
But it would be useful if there are any glaring issues with our listing that has just gone live.

Not particularly looking for feedback on price, more on pictures and write up. We have gone with a slightly lower than the average price from the 5 agents we had round (originally 3 but quite a variety of valuations). We are not in an extreme hurry to sell, but within the next 6 months would be good.

This was going to be our final home, hence we spent quite a lot on the hidden items such as new roof, plumbing, electrics etc. However my Mum deteriorated very quickly and unexpectedly with dementia, and has had to go into care. We had the option of either selling her bungalow or selling ours and buying it ourselves, to cover her home fees. As Mum and Dad built it in 53, I was born there, and Dad died there, I could not face seeing strangers living in it. So we have applied for planning to do a similar extension and hopefully this will now be our final home (and it’s detached which is a benefit).

We probably would not have had it quite as minimally decorated, but did so on the advice of the photographer.

Before anyone mentions it, the rocking horse is too bloody heavy to move :rotfl:

    Actually yes... the Mrs chose both....

    I like the EasyJet orange, but would have preferred a more neutral weathershield colour. Although saying that, it does go quite well with the neighbours gray!

    I would say that photo 7 doesn't bring much over 6 other than to point out that the living room is small. If this was my listing I would ask for it to be removed.

    Other than that it looks great to me. Love the big glass doors (something I've always wanted)
  • The pin on the Streetview map isn't exactly on the property location



    Describes the rear garden as 'unoverlooked' but photo 2 and 3 (and 12) shows other houses' windows.

    Photo 7 - redo without the middle armchair, makes the lounge look crowded, or pull them towards the front window.

    I don't see anything wrong with the rocking horse but I'd put white plastic sleeves over the radiator pipes :-)

    Add dimensions to the floor plan.

    Re-photograph the garden in a couple of months when the grass has grown and been cut, and some tubs or something can add a bit of colour and interest along the side and back fences. Maybe a garden bench or table set would make it feel a little more welcoming.

    I was concerned about the roof windows in the bedrooms, but then I read the text and you've got concealed blinds.

    Drawbacks for me would be the kitchen looks like it might be cold with all those windows (despite UFH), and lack of a proper bath.

    Price is only £20k more than next door sold for and your standard of finish and specification do seem very high.

    I dislike the term 'single banked radiator'.
    A kind word lasts a minute, a skelped erse is sair for a day.

    All looking fine re floorplan, description, etc.


    One big prob for me - no bath. But then it is a bungalow, so a shower would suit many more viewers than in a 'traditional house'.

    2. Modern - really lovely, but may not appeal to all of your market in a bungalow (not saying the older generation definitely won't - my mum would love it in her mid-70s, but looking at a lot of the bungalows that come onto the market, there aren't many so 'jazzy'.
    3. Would have thought there would be a slope down to the garden somewhere. Would have been handy for your market.

    5. Great - if a little sparse for a dining area
    6. Surprised it's not as modern as the kitchen. Couple of things I don't like, but nothing to put me off buying it. Pic fine.

    8. Great (and so pleased to see someone used their noddle and put the shower dial away from under the shower! A rarity!).

    10. Lovely - great terrace. Can you hide the light coming through from above though?
    11. Great, but a little too sparse to feel welcoming. Good starting point though... Again, can the light be hidden from above?
    12. Would be tempted to have the bed in front of the rad, but hard to say without seeing the rest of the room.
    13. Bit of a field, but prob good for your target market. My mum would love it lol.
    14. Great - but lose the 'way out' sign. Makes it look like a doc's surgery. Quirky for you, but I'd be taking it down for now.

    Thanks....I was a bit worried re lounge especially the ‘original’ 50’s fireplace. We did think about a log burner, but to be honest we run out of money ! And after using it as a working fire, it’s not too bad.

    Yes bath did concern us but as we never thought we would be selling and getting in and out of a bath for us, as we are getting on a bit, is a bit of a pain. However, it is possible to fit one, although the floor would need retiling.

    The velux are great, especially when it is raining. I love the sound of the rain, and it is quite nice looking up at the stars on a bright night. You actually do get used to the light coming in when the sun rises, but do have electric remote blackout blinds on both bedrooms.

    You will probably know that we are also under the flight path which is not a major issue. Just hope they are taking off over Eastwood during any viewings��

    11 is sparse.....almost clincal. It was my sons room and he moved out in Dec. He had scaffold poles wall to wall for his clothes as he has OCD and all the clothes had to be in order from light to dark. God forbid we suggested painting the walls in a colour other than white.

  • Looks nice. That kitchen/diner is simply epic. I love your bathroom, too! Nice front door. Don't like your hallway - the wooden doors make it seem cramped. Paint these white.

    Comments on the listing: floorplan lacks dimensions. Pictures lack captions. The map link takes you to a different road, round the corner. Good job on the first picture - it neatly obscures the fact that there's a bus stop outside your house.

    Ca you re-order the photos so they are in a more logical order?It jumps about a bit from garden to indoors etc.
    The armchair in pic 7/8 makes the room look cramped, can you rearrange at all?
    I agree that having dimensions on the floor plan would be a plus.

    Over all it looks good, though.
