I would take into account your lifestyle-if you like to have barbies in the summer or have children who might have parties-you might end up feeling uncomfortable if funerals are going on and you are playing your music and merry making !0

I would not buy or rent near a cemetery, i know the dead dont heart anyone they say be afraid of the alive ones but i personally would have nightmares i am a bit superticious when it comes to death its just a sad place i would not like the idea of being near it 24/7.0

I've lived opposite a cemetary most of my life, can't say it ever bothered me and theres even a chapel of rest (now disused) I can see from the window where they used to lay out the dead before burial.
Value might be more to do with location IMO - cemetaries tend to be near old village cores at least round my way meaning you will be in the dead centre of your town
