£260K will get you nowhere in Herts and not very far in S Beds, unless you want an apartment or live in a not so good area. Leighton Buzzard is quite a pleasant little town, but you're getting further away from St A. As you go further into Beds, there is a nice little town called Ampthill which would fulfill some of your needs, but its not cheap, not on the railway (although only a mile from Flitwick which is) and is too far away.
You are going to have to compromise, either apartment or town/village further away which may not meet your needs.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0 -

that's why I was asking about Dunstable and wanted to know if it was pleasant enough

I did consider Leighton buzzard but it's further away from st Albans, that's why I was thinking maybe Dunstable as it wouldn't be too far to commute, although not as nice as LB0

Dunstable is a bit dead. No direct train lines. I would say Luton or Bedford/Kempston. With 260 you can get a nice house.0
